    You have to be very careful of where you buy in that town. The road infrastructure leaves a lot to be desired and a trailhead 5 miles away can seem like a journey in a car. I lived near Palmer park and would recommend that or near Ute valley or Stratton open space. Red rock open space is nice but very high clay content soil thus very greasy when wet or during snow melt.
    The town is in a highly volatile real estate market and has the 2nd highest differential in home inventory from last year to this year in the nation. So prices, in theory, are going down as homes stay on the market longer. They are still sky high though. I’d wait till the bubble burst a bit more.
    I hope you can tolerate bums and panhandling because it is everywhere there. The town is doing a lot of work to make things better now but not sure if they have the tools to reverse years of neglect. I love the mountains there and I’m certain you would too. Just don’t want people to think it’s a great place to live without trade offs.

    I appreciate the insight. We are going to visit Denver/Co. Springs sometime in December so hopefully we get a better idea then. I'd be renting the first couple of years and while homeless isn't great its not a huge concern. Sounds similar to Tampa Bay area(High Housing, Traffic, Homeless), but instead of beaches and watersports its mountains/outdoors.

    This is all the temptation I need. :D

    weird question, but those with tailgate pads, do you have a preference on which side you put your bike when its just you? or which way you turn your bars?

    i always put mine on the driver side and turn my bars to the right. driver side so if theres anything in the bed it wont slide or roll into my derailleur. bars to the right because thats just what i always saw in pictures and videos

    I like to put mine on the pass side So i can see it out the back window from driver seat. I use the bed cleat tie down and a velcro strap on the chain stay to keep bike from falling over.

    That’s a complicated question for a couple reasons. The way traffic is around here, I live west of the city and I don’t go to any of the trails that are north of the city, it’s just be a mad house but I’ve heard there’s some gnarly stuff to the north. Lynn Woods looks like fun but also really challenging, just never been there myself.
    I’m also relatively new to the sport and haven’t explored a whole lot so I’m probably a terrible person to ask for ride recommendations. That said, I’m personally a fan of Vietnam trails in Milford. There are plenty of YouTube videos of people who ride there, and there’s a drop called F16 that has been on the Pinkbike Friday Fails quite a few times. The other trails I frequent are further west and well over an hour from the city. Check out MTBMA on YouTube, he gets around the area much more than I do and has some good rides posted up.

    Rode out of Marina Del Rey today and up to Mt St Mary's school. Nice 25 ish miler. Small steady climbs with some very expensive houses in Brentwood/ Santa Monica
