    Same and the Hardy board cause they only did one coat of A100 and it’s faded bad. We just closed in June and was hoping I’d have some time on a 6 year old house for major repairs, guess not.

    Wait till the siding starts cracking. A few neighborhoods where I'm at had to sue builders and the siding mfr. it's a painting nightmare to replace boards since the paint fades so fast.

    Just had the roof replaced due to a tree falling on it. Insurance adjuster quoted drip edge all the way around. Roofers weren’t going to install it along the edges with gutters :notsure: It was also quoted to pressure wash the side of the house that had hardie board damage, repaint and pressure wash again. Company started to just paint over the algae. People suck.

    This is what we did. We found one that was close and started painting around all the trim. Started on the lower levels and worked our way up. Just need a ladder tall enough to reach one of the gables and we'll be all done.

    We wanted a color that was at least close so that it wasn't super obvious where we hadn't done.

    We'll start on the hardie next.

    Contractor that is building our porch said that he used to work with/for pulte. Saw the "amigos" (as he calls them) pour 5 gallons of water into 2 gallons of paint and use that to spray. Thankfully our hardie still has good color, but some of the neighbors homes that were built after ours you can already see the overlap from where they sprayed.

    Fingers crossed on that, wish we had gone with an all brick model but we have one of the biggest lots and end of cul de sac lot in our highly sought after subdivision so we went with this one despite same price as an 5 year newer model. Love our house just wasn’t ready after a few moves and big purchase to be doing major repairs, such is home ownership. Eventually I’ll get to the taco mods. Our last house was a DR Horton house and that one was sh*t quality, so far so good with this Signature Home minus things like skimped on exterior paint and caulk.

    that was our mindset when we bought our first house out in the country, then we had kids. Just moved to a nice neighborhood about a month ago. The good thing is each house has at least half an acre, so not exactly on top of my neighbors...and the lake access is 300yds away.

    This ^ one section the houses are close but we are sitting on .59 acre lot backing up to forest preserve at the end of the cul de sac.

    Yep, we looked at "estate lots" which are 1-3 acres but those are usually not near things you think about like good grocery stores, basic shopping things like Lowes, etc. and a good deal from where I work (downtown hospital) and then factor in not having kids for your kids to play with, etc. Then factor in resale, most first time home buyers are looking to raise a family, a house in a good family neighborhood with good schools will always sell faster and at a better / asking price than out in the country with land, just a bigger buyer pool. But yes I definitely will end up on land someday.

    Free oem grill. Cosmetically not great but no broken clips or anything. The chrome is lightly scuffed up. The grill used to be raptor lined fully. It started to peel and was a pain to get the rest off. I got a deal on marketplace for the color matched one so I have this oem one sitting. I figured someone out there may need my old one for something…so I’d post it before trashing it.

    My peeps! I am calling on all of you awesome individuals (many of which I have met) to help a brutha out.

    I saved this pup from being put to sleep today…and I am looking to find Hickory a new home.

    I went up to the shelter today to bring my girlfriend some lunch and while I was about to get back in my truck a dog howled out to me from one of the outdoor pens.
    I asked my girl who it was, and she said that’s Hickory…he is scheduled to be put down today. I said WTF…that dog looks awesome.

    Long story short, I couldn’t bare to see such an amazing dog be out down. So I grabbed him and took him for a hike. I wanted to see who this pup was.

    Let me just say that this is one of the coolest dogs I have had out on the trail with me. Mild mannered, doesn’t pull on a leash and wasn’t barking at all. He did amazing on the ride in the truck, and was so calm I did not crate him in the back of the Tacoma.
    We traversed a bunch of terrain today, thru creeks over boulders and not once did he pull on me or get ahead of me.
    This dog could be a hell of a hunting dog…found tracks within minutes of us on a FSR, both deer and bear. Then we snuck up on some doves, and he was super quite and got real low.
    I am willing to make a serious road trip to put this dog in the hands of an awesome owner.

    Help a brutha out and help me find this guy a new family.
