    Refi at 72 months should be able to get around 4.5% for 72 months with a credit union and payment will be $460 @29000. If you use usaa you can pay ahead as many payments as you want.

    This what I would do. Use the positive equity you have in your favor.

    $800/ a month to drive a Tacoma is nuts lol.

    They are and it sucks, I was set to buy right before covid, I had to back out as job security went in the toilet. now its been 3 years with no end in sight.

    I think it's because they don't have the down payment (20% or otherwise) to swing the monthly mortgage payment.

    Same here. I literally got pre-approved in January right before Covid started and then it all went to shit.

    The rate hikes that just happened killed it for most people. a 300-400k mortgage is about $1000 dollars more a month now then it was this time last year.

    I was pre-approved initially at a %2.65 rate. Now, I'm looking at 6-7%. It literally shaved almost 100k off what we can afford.

    Only aesthetic mods so far Leer 180 cap & Clazzio covers on order.
    It's a ever decreasing number of buyer looking for a manual transmission. Which translates into a more difficult sale when trying to find that "right person."

    I wouldn't lower the payments, I would try to pay the truck of as fast as you can (Its what I'm doing). Some months I do more than 1k towards it a month, I can't buy a house right now and I think the best way to save is to get out from under the truck payment as fast as possible.

    Don't stay in the debt hole. Get out. Pay off the vehicle you are driving and then keep driving it. Debt is a soul sucking death trap. I think with inflation doing its thing and a recession a big possibility, people will have to start living more within their means and having a low mileage vehicle you already own makes that much easier. Don't do the "deal."

    So they are selling 1/20th of what they were from before ?! Yet Toyota sales are down 10-20%… something doesn’t add up.

    I've come to the realization that truck payments are the devil........That's why I paid mine off early, and will drive it 'til the wheels fall off. When I'm having to put more into it than a monthly payment, to keep it going, then I'll start looking. 153,XXX miles and counting, new ICON stuff going on Saturday.

    Yeah there's that too, but having lived in AZ for the last 7 years I've noticed this trend of people trying to keep up with the Jones'. AZ used to be really cheap and it had a lot of appeal. Now like a lot of places it's overpriced, overcrowded and the future water supply is uncertain.

    True. Local dealer near me has got a Bentley in their showroom and a few Tesla's. :rolleyes:
