Just in the last 6 months, Clemson Rd on I20 has gotten insane. Stop and go traffic every single day, morning and afternoon. Leaving Columbia on I20 heading to Lugoff, over the years traffic just keeps moving to the next exit. Now, it's bumper to bumper all the way to Camden! I'm past ready to find some land in the upstate, maybe the Anderson area. But, I'm poor, the market is crazy and still need to find a job up there.

Anderson is not far behind. Subdivisions and tons of warehouse/distribution centers which means a bunch of 18 wheelers on roads and bridges not made for them.

I've been looking for (non-HOA) land around Marietta/Cleveland for a while. But it's a long term vision so I can afford to be patient

Marietta is land of meth. I also looked at Cleveland years ago but lack of high speed internet killed that dream.

I'm not looking to interact with the locals. You buy land in a remote place to be alone

edit: 15 minutes to TR and 30 from downtown while not ever dealing with people or traffic if you don't want to is the draw for me. Plus being surrounded by hiking trails

I could care less about internet and I wanna be at least 30 min from a city, preferably 45. I want to create The Village lol.

Clearing trees just to build homes blows ass and kills the planet. I need shade on my home for
at least 6 hours of sunlight. Preferably from 5 to 9 during the summer months. :bananadead:

We used to have a large chunk of land in Tigerville around what we used to call Beaver Lake, or Watershed Lake Number 4c.

If I could not buy land in that area now, I would probably not want move anywhere near Greenville Co.

Back in the 90's we cleared 80-something acres of that land, parceled it out, and sold it off. It kills me now to think of that.

It was beautiful with the lake and hills back in the day. Clear springs fed the lake. You could drink from the creeks. As more houses sprang up around the area, it just got a little more dirty, the water level went down a bit. I dunno how it looks now, but it used to be super nice.

Same here, driving back from forest drive you hit Clemson, then Spears Creek. Both need another lane. It’s chaos. Mom-Fri. Same thing

Liberty hwy at exit 21 is going to be nightmare before long. New subdivision going in across from Glen Raven, along with their new warehouse.. and they're supposed to be putting a Buccees in closer to the exit in a couple more years.

I was fortunate to get my house when I did early last year. It's on 5 acres between Pickens and Six Mile. That said, it's almost a 50 minute drive to work in Greenville but worth it for living out in the country on a nice piece of land.

We bought at the perfect time as well. Bought our house with 3.3acres 1/4 mile across the border from Ballantyne just over 2 years ago and our house has pretty much doubled in price.

Especially with the turtle's growth on the infrastructure. Roads cant keep up with the increased traffic. It takes me 2 hours to drive 15 miles up Dorchester occasionally and that frequency is increasing. Granted Summerville is expanding its roadway network but not nearly fast enough.
