    ‘Morning all :hattip:.

Having a bit of unexpected education on Rights of Way because my neighbor claims he has one in my driveway. Fun :frusty:

Guys that I work with that hunt talk about this fairly often, would you rather have a pistol or a knife with a guthook if one grabbed you, not sure thats why I hunt with both plus rifle.

Ugh, feel for you. I had the property survey and staked out before purchase and it puts all of the chain link fence to be mine. Neighbor always stacking stuff or laying up against from his side. I never mention anything but I don't like it.

I'm gonna be battling this pretty soon with property lines. The house with 7 acres of land beside and behind me has fallen into the hands of family and I'm pretty sure the existing "boundaries" are not accurate. If what I think is correct I'm good, if not I got 30' of leach field (and the only bit that works o_O) going onto that property... It's the daughter of the lady who owned my house so it makes it even more interesting. It's gonna be a mess.

:annoyed:usually people that "think" those are the lines get a rude awakening and end up losing more if only they shut their mouths about it.

That's a horrible idea. What time?
We had a similar battle at the last house we had. The sub backed up against a three acre pencil track with a tree line. That property was family owned and changed hands as our sub started to be built. The previous owners of the pencil track told the new ones that the tree line was the property. Except that when a property like sells, it defaults to the county survey. And we all had our surveys done and staked. He threatened legal action over it against all the properties that bordered his. Until we found stakes and flagged them. He would have lost half his drive way and would have to move a culvert. He gave up saying it wasn't worth it. But he did tell the new owners that the tree line was the border. The new owner started making noise. I asked him where his permits were for the all the work he was doing to the house (we thought it was a tear down / rebuild property.) He never pulled a permit for the work and if he pushed the issue that would come to light. He also said it wasn't worth the hassle. We moved a few years later.

I fenced part of our back yard in years ago. One side I wound up having to move because the line wasn't where I thought it was. The neighbors had it surveyed before selling it and ask me to move it. Very nice about it, I started on it the next day.

When I added more fence to the back because we got a couple goats, I contacted that neighbor and had him meet me to verify where the line was on that side so I didn't have to move it.

I'm not 100% on what you're saying but I might be inclined to go knife. I'm not sure my .45 would penetrate the hide of the body much less the skull for the kill.

    Thanks guys! :hattip:

I wish you all the best dealing with these issues.

It’s ironic that my neighbor has been the friendliest since we moved up here but he always claimed to either own or have a ROW in my driveway. It came to a head when he and a surveyor drove a spike into my driveway that was a few feet from where it should’ve been in his side of the property….

It’s never good when shit like this pops up.
Mrs PzTank and I are already looking a properties hoping to find a house on multiple acres in the middle of the lot .

Getting another education on the current RE market up here, too.

Yea depending on the market and interest rates I want to put mine on the market in the Spring. The whole property thing isn't the whole reason, but definitely factors in...

    Irritating project of the day.

Measured up some offices and a lab for a renovation. Came back to see how bad everything lined up with the CAD plan. The red outline are the dimensions we took of the spaces.

    Screenshot 1.jpg

Not a good start. The column on the left side doesn't even line up.

Got curious and inserted the original plan from 1966 into the CAD file. The red outlines are still the dimensions we took.

    Screenshot 2.jpg

Except for a few tweaks, it lines up almost perfectly. Even the column. This one will be fun to correct.

I am not sure about in NH but here in Pa any easements or right away`s Should be noted on the deed on file at the court house.

In my case my property was on both sides of the neighbors access which went through 3 different properties .

He had the idea we should chip in and blacktop the driveway only 200,000.00 plus of course he felt no need to pay anything.

The new neighbor is much better.

Yeah. Our deed is a mess. References the rights and privileges of a deed in 1896 and nothing else. Meanwhile we’ve found other applicable deeds since then that aren’t listed.

We’ve hired a lawyer to sort it all out :anonymous:

A word to the wise, if you’re buying a property, always, always buy the Owners Title Insurance policy and keep it in a retrievable, safe location.

Hopefully our out of pocket disbursements will be minimal :fingerscrossed:

    Good luck!

We’ve found when making an offer, the fewer contingencies the better. We just lost out on a dream property to a cash, no contingencies buyer.

My bud who lives a few towns over says two decrepit properties near his place sold for 10s of 1000s over asking price. Same buyer, all cash.

I like it when people actually use the plugs on their tombstones. I can't for the life of me understand why my old shop would only plug a few then fight with cleaning out chips when they needed to switch setups.
