    you're right, it's not a radius. i get used to the pretty painted industrial safety zones.

    nec 110.26 says 36" deep and 30" wide if being worked on while energized

    I'll bet it is permitting thing - you can "repair" but if you knock it down you can't build.

    The house is in a legal non-conforming setback to the ocean (4.5M instead of 15M) , if we took it down we would have to move it back from the ocean 30'

    Made some progress on this. I went ahead with the plywood backing for that piece of damaged wall where I need it to be nice-looking wall. The nosing for my landing will go over the old floor, so anything below the sub floor needs to be tight.

    Started by ripping the old carpet nosing off. I had to finish the cut with a multi tool and the blade was super dull... don't mind the burn mark. I know the smoke alarms work, though!

    Then I made a 3/4" recess on the lip I'm going to float over

    Added a piece of drywall in the corner and then ripped down a piece of birch plywood to use as a fill strip

    Then I pre-filled all of the harsh gaps with fast set before adding mesh tape to the seams and skimming

    It took a couple of skim coats and some tedious sanding to get it all blended, but I think it turned out great!

    I also skimmed 2 other walls that were pretty jacked up from 40 years of picture hanging and whatnot, so I think that's why I was so slow with this project. Anyway, today I did my "near-finish" sanding of all the walls and my ceiling I boarded over. It just needs some minor touch-ups in some valleys and around the stairs where my new treads will be (it needs to be super tidy in those corners otherwise I'll have gaps).

    Overall I would rate this project a solid 1/10. I absolutely hate drywall and I'm ready to get back to nailing something :rofl:. Just some minor touch-ups and some detail sanding to go before I blast this whole room with my texture gun.

    Anyone have experience with Navien combi-boilers? I like the 95% efficiency rating but haven't heard much about Navien. It's what our HVAC company is recommending, and we have a great deal of trust in them. We currently have a 1995 model Weil-McLain boiler (which has been awesome) and a traditional hot water heater, but both will need to be replaced in the not too distant future. Right now we're just doing our research.

    Not patriotic but purely practical here - that unit is manufactured far away.

    My work was industrial maintenance.
    In industry sometimes we purchase a specialty tool from another country because it is just that, a specialty tool, or that it was the undisputed leader in a particular job. Remember, we buy the equipment to make money, to make money the equipment has to run.

    We accept that things like support, service and spare parts may come with challenges. I have experienced difficulties ranging from differing foreign holidays, parts stuck in customs, shipping delays due to a variety of reasons, language barriers, time zones and stateside distributors dropping product lines.
    Some things can be compensated for to a degree like keeping a higher than normal levels of spare parts.

    When it came to infrastructure items like HVAC, pumping, air compressors, material handling and electrical equipment however my rule was to purchase the most durable commonly available equipment.

    Take a pump for example, there are many common brands available in the US, that equals hundreds of distributors and thousands of people familiar with the equipment. Much better to drive and get a part from the next state rather than try to expedite a part 3000 miles across oceans and time zones on a Thursday afternoon.

    Even though your HVAC company has treated you well, what if you have a falling out? Could you find someone else to call on a weekend in January who will be familiar with the equipment and have parts?

    To keep this in a truck forum format - we buy Toyota because they are reliable - if they do break there are nearly 1500 dealers in North America to get us back on the road - Alfa Romeo not so much (135). :laugh:

    I've dealt with Navian more then a few times. There tech support is very good and the product is on par with Rheem and Rinnai.

    You have to have a return line from the furthest fixture. That's an easy add for any plumber.

    Got our inspections from structural and geotechnical engineers this morning for our excavations , passed

    started forming up our footings



    FYI ~ for anyone concerned re our floating house

    ~ Structural engineer looked over our temporary cribbing walls and bracing , all good , he just suggested adding some GRK RSS screws to a couple of the bracing points but other than that , nothing to worry about

    Engineers love structural screws. I put up a 3x10 ledger for a deck a few months back. Call out from the engineer was 3 Simpson SDS at 12" centers. Then Simpson DTT1's at 48" OC. For a deck that was 20" above grade. lol

    our timber connections quite often call for a 3/8" x 16" to 3/8" x 20" GRK RSS screws depending on the size of the elements we are connecting

    When I was young I had a Maine Coon cat follow me home from the bus. My folks let me adopt him and I named him Scruffy. Tough bastard. How tough? He went toe to toe with a raccoon and lived to tell the tale. Although he did lose his left eye. lol
