    Roof runoff water

    Gutters=>Downspouts=> mystery 4" white ABS that goes underground into some type of drainage field perf tubes........... length and direction unknown - BUT I THINK IT IS PLUGGED!

    Any kind of rain does not seem to drain, unknown have not experimented with hose

    This side of the house also has softener backwash and when that happens water blows back up

    I have to run out to the other side of the county right now, but open to ideas/input on exploring and remedies. I'll post some pics later

    Ill consider it. The budget for this kitchen has already been exceeded a bunch though. Originally I wasnt even going to do floors yet somehow I talked myself into it.

    Timber shopping for my current client build today

    24' FOHC #1 DFir 6x12 and 20' FOHC #1 DFir 8x8

    lucky for me my long term relationship with my lumber supplier gets me first access to these fresh lifts to pick through for my pieces with 2 yard guys and a forklift

    I purchased 6 / 24' 6x12 and 10 / 20' 8x8

    I love the slippery slope of projects, might as well, won't get any easier, and my favorite "Honey can we add just one more easy thing to the project?" My local version of Craigslist has a couple of saws that would do the job for around $100.

    I haven't used or rented a tile saw, so I can't recommend one. I have owned/used a 10" Kobalt miter saw that was the biggest piece of junk out of the box. Wouldn't cut square if it's life depended on it. Switched to Dewalt DWS779 and have been happy. Stay away from kobalt krap imo.

    Cabinets done! Some touching up to do at where the cove moulding meets the ceiling, but that's about it.

    Got the second coat of paint on the ceiling as well. Very disappointed in the ceiling paint I bought. I've used the contractor Valspar line that was better than it and cost half as much. Oh well, at least I know now for the rest of the house.

    Nah, I disconnected all the home phone stuff when I upgraded my electrical panel as it was all stapled to the old plywood that was too small for the new box. That particular phone had a 50' or so cord on it that I quickly took off as I knew one of the stupid animals would get caught up in it.

    You might try a sewer jet on a pressure washer, get a 50 or 100 foot hose. These will dig right through clogs.

    I like how you left the wood work varnished, it gives a "warm" accent.
    I'm not sure that is quite the right word but I like the look. ;)

    get a camera scope run down from your downspouts , you may have an onsite dispersal field for roof water , thats fairly common now , it may be plugged or just saturated

    You're not gonna like when I prime and paint it... :anonymous:

    It doesn't match the other "stained" work in the house, so the kitchen trim work will get painted... Rest of the house, no. It would take a heckuva lot of sanding to bring it all back down to wood and then use amber shellac to match the other woodwork. The door/trim and trim on the window doesn't even match the wood work across the room.

    The only thing that I regret is not coming to this conclusion earlier as I had the sandpaper, primer, and rollers out many times before. Since it's oil primer I just throw the small 4 1/2" cigar rollers out (well, I throw all my rollers out really...) so now I got to waste another $3 roller! :annoyed:

    Honestly I think it'll look pretty good with the darker wall color I picked out. Also going to paint the heat registers the same white. They're pretty ugly looking from all the years of dirt and nicotine.

    Funny I picked all the colors out in a matter of minutes. And they say guys can't pick out paint colors! :laugh:
