    I would sacrifice some counter space for a doorway from the kitchen into the dining room. If it's not load-bearing, it can be removed...

    I think that's a stately Eastern US house thing, a lot of those schools of design and thought originate from a time when that was the accepted norm. Stuff like that sticks around, traveling to the east coast from here... other than new york I felt like I traveled back in time 80 years.

    One of my former plant managers said "never have a closet or shelf deeper than your forearm".
    Over the years I have realized that is a valuable piece of logic.
    Things go away to die in deep closets.

    I would 100% buy the house in Oak Harbor because it's a 4-bedroom rancher with a 3-car garage, and give no thought to the closet size; I fucking LOVED that house! However, I would not buy that house because it's in Washington...

    This is the basic layout of our house on the first floor, though we have an Empress II, so the kitchen is slight different. We do have the morning room, but the sink and dishwasher are in the island, and our island does not jut out the way this one does...

    Corner staircase, neato. My staircase is narrow, shoulda seen me get the boxspring up it, was a nightmare

    So the range only has a counter on one side? And does the house have A/C or no?

    This is our exact second floor. My parents went with the upgraded Roman shower in the master bathroom, and my room is the one to the left of the guest bathroom. We do not have the upgraded Jack-and-Jill bathroom depicted in the upper image...

    That's actually the fridge next to the range. I want to redo those walls and make them a pass through bar instead with a gas range and a electric oven. No air conditioning

    I've done a mod or two
    Its one of those things where I may do it farther down the line, I'd have to redo the ducting to the second floor though and run a new vertical trunk up through that downstairs walk in closet into the attic so i could get enough vents in the rooms to justify the expense. Right now the upstairs has three vents total and one room is entirely without vents and instead has baseboard heating. I won't rule it out though, it's a job I could do.

    I've done a mod or two
    I thought about it, but then I'll have multiple units to maintain and I'm not sure I want to deal with that. Whether intentional or not manufacturers change their designs yearly making parts hard to get after about 5 years. Its a 2400sq ft house with 9ft ceilings and the downstairs isn't walled off so with a single unit going down it could cripple the entire building cooling/heating. Also the mini heat pumps don't work well here in the winter. Lastly, I don't think I like the look of the on wall units unless its a non living space like the basement or the shop (which I put a heater in this year and I'll put gable vents in later for summer)

    No the upstairs south bedroom is using electric baseboard. Boiler systems are extremely uncommon in the west.
