    A back step for when I get older, Carhartt seatcovers, 4Runner wheels, Topper, and "tats all folks"! --for now!!
    I was going to say be careful with the plumbness (is that a word?) of the framing if you are getting any kind of a nicer door. Couple of years back I had a basement shower, bath that we needed a to replace the old plastic accordian style door. The new glass door required very tight tolerances on the plumbness of the opening. I always do my own tile work so whatI needed an expert on framing and we got it done correctly, and my son did my plumbing rough in (not too difficult , but he is way better than me). Advice if there is any possibility of getting a better door down the road , pay close attention, (or have your carpenter do so) to the plumbnesss of the walls and openings. As any good tiler will tell you, when installing the tile is not the time you want to find out your walls/openings are not square/plumb. Good luck with your project!

    We have our new foundation work all stripped and material cleaned up , shot all our studs with the builders level to give us a perfectly level underside of existing floor framing and today cut and started installing the new exterior wall framing

    We still needed to jack up the old house in the odd spot to get the new studs in but finally the house is actually bearing on its new foundations

    Outside planks are a temporary walkway as we don't backfill / infill till Tuesday

    I know you’re not in termite zone but why not put PT on the bottom plate of the wall framing?

    This question is for personal reference out of curiosity. I would assume cedar is too soft…

    we have subterranean termites here

    using PT for bottom plates is pretty uncommon here as there is really no advantage to using it . The SPF is isolated from the concrete with a sill gasket and all the SPF material is kiln dried whereas the PT lumber is usually soaked

    what / how is it isolated? Moisture barrier?

    sill gasket is installed between the sill plate and the foundation concrete

    given 2 independents and a home-store contractor, those rates actually sound about inline with what i'd expect. i know a construction company that manages all of the local home-store projects, they charge 18% just for handling the deal, not including standard contractor markup. typically the home store deals also handle the deals as 'fully code compliant' meaning they're pulling permits, making updates, and dealing with the bureaucracy and legalalities/technicalities of local government to any home improvement project.

    i suspect if you had called a licensed/bonded contractor, they'd be somewhere around $5-7k.

    I just started hearing mouse sounds in one spot tonight. I have been lucky for years in that department. I think I figured out how they got in, though. Whenever the house was sided, they used brown caulk between the siding on the main house and soffit on the addition. I see a hole where some of the caulk is missing - looks like it might have been eaten through. If they can get into the soffit there, that's the exact spot where I am hearing them.

    Giving my living room a bit of a facelift. It had a bunch of fake wood paneling on the walls that looked like crap, demo’d it and now replacing with 1/4” Sheetrock. Rock is hung and started mud & taping today. Found some old newspaper pages behind the paneling from 1970, assuming that was when the last remodel was.     we found the original paper electrical permit from 1964 stapled inside the wall by the electrical panel at the house we are currently renovating haha

    i've got 2 'union electrician' tags like that. they stuffed one in the front door electrical box, and the other is stapled above the electrical panel.
