Saw one of these on TV about 10 years ago. If you look up the show Shipping Wars, one of these was transported.

I believe I posted this plan before, but here it is again; I love this plan because it has a lot of modern features!

This floorplan has literally everything I want, including high ceilings (at least 9 feet and more than 10 feet in most of the house), a full master bedroom suite, a fireplace, and a kitchen with wall ovens! One could easily build a detached garage/workshop as well...

 

The master bedroom has a full bathroom suite with dual sinks and a separate tub and shower. It also has not one, but two walk-in closets! Both spare bedrooms also have a walk-in closet, and both bathrooms are located near each other to reduce the plumbing/water usage. In addition to that, the laundry room is lcoated next to the kitchen, which would further reduce the cost of water. This plan is also available with 2x6 exterior wall framing! The plan is not 100% perfect, with one of the biggest flaws being direct passage from the kitchen to the dining room. The house also lacks a half bath/powder room, and with only two bathrooms, more than two people living in the place could lead to fights over the bathroom...



I have one friend who I will not share a bathroom with, if we ever become roommates, because he has a tendency to stink up the bathroom and not spray air freshener after doing so.



My plan is to save up money and buy a much smaller house than the one above, and have my girlfriend Amanda and my best friend Mike as roommates. Their rent will help out with the mortgage payment, and each one of will take on a specific bill (cable, internet, gas, electric, etc)...

This is probably three years or so down the road. Do you think I have the money for a down payment on a house now?!?!

That isn't going to work.

The cable and internet are fixed cost bills, the same amount every month.

Gas, electric, water & sewer aren't so the person "assigned" these bills would pay 1) larger 2) irregular amounts compared to the fixed cost bills and therefore be unhappy about it.

A better plan is for each person to contribute an equal amount to an account that all utility bills are paid out of - easy and fair to all.

Obviously, since you are the owner, things like mortgage, insurance, taxes and major repairs are your responsibility only.

And you can’t just kick someone out because “You own it”.
I’d never have a roommate. The last thing I want to do is live in house with a person I don’t like or want to see. Even worse is allowing them to have mail or a utility bill in their name at your address.
Even harder to get them to leave.
