    The prices may have dropped but the interest rate skyrocketed, would you rather have a 200K house at 2% or 7%....it actually wasn't horrible advice for anyone that was going to buy a home any time soon.

    I read something awhile back that said someone who bought a house a year ago for 600k had the same buying power as someone buying a 300k house today due to current interest rates.

    Something to that effect anyways. 30 years of interest adds up.

    You can talk about Finances but we can't? While you were playing "Presidential Election Moderator", you were lecturing us all to keep it on topic and talk about the Gen4 Tacoma? HAHAHAHA.

    It is true what you said there though about buying power. A $600k house 3 years ago, the monthly payment would only be about $2400 a month due to the low interest rates (~2.5%). Now interest rates are 6% and that same $600,000 house is probably worth at least $800,000 now, so that means the monthly payment would be about $4800. In some markets, that same $600K house even went up to $1 million! So that means your monthly payments would now be $6000! as opposed to $2400.

    Hindight is 20/20 and it is hard to predict where the economy will go. The last Economic Correction/Recession/Crash was in 2008. That was 15 years ago! An Economy usually corrects/crashes every 7 years (on average). At 52 years of age now, I have come to realize it is never a bad time to buy your 1st house. Even if you buy high, you will always come out ahead 7-15 years later, sometimes even way way ahead.

    I myself thought that the economy would crash around 2015 or so, and it never did. We are REALLY DUE for a big crash. However, with the excess printing of Fiat by our Government, rampant inflation will continue and I do NOT see houses dropping by much.

    I do see interest rates dropping a lot though, and that there will be our saving grace if we bought "high" as we can always refinance to a lower rate. If interest rates drop to 3% from 6%, that means our monthly payments will decrease about $1200 (on a $600k house).

    I always believe that everyone should have a mortgage on at least 1 house. Real Estate is the easiest way to build equity and create wealth. It may take 10-15 years, but you will get there. I myself am waiting on another Crash so I can buy another house.

    Fair enough, if you're trying to just get into something to live and you don't want to move in the near future it does make sense to take the rate and absorb the negative equity, but can you imagine someone who may have taken an ARM on a home that now has negative equity and a rising mortgage cost?
