    Less than 28K miles since the frame replacement, plus a new head gasket, a new timing chain, a new alternator, and a new radiator; I have no doubt that my truck could get me to California and back (though I would have to get an oil change at some point), but I could not afford to drive across the country right now...

    Idk about snow. I might be responsible for the sidewalks. But it was a mild winter, and being further south the snow isn’t as intense as you PA’ers.

    Condo associations are the worst, with townhome HOAs coming in second in my opinion. My parents have a single-family home, and the HOA isn't bad at all. Nobody's complained about the old Tacoma with controversial stickers on the back yet... :D

    Part of it may be that I hauled furniture for the HOA president with said truck once... ;)

    Our HOA takes care of garbage pickup and mowing lawns, but that's about it. Apparently, my township requires all new subdivisions to have an HOA. There is a neighborhood of single-family homes near my neighborhood that was built in the early 2000s, which is considerably larger than my neighborhood, and does not have an HOA. There is another neighborhood near mine consisting mostly of single-family homes between the late 1960s and very early 1990s, and it does not have an HOA. There's a condo complex and a townhome neighborhood within the huge single-family neighborhood, both built in about 1986-1987, that do have HOAs.

    My parents made the mistake of buying a house that had a clause in it that upon completion of the subdivision, an HOA would be formed. Every time you turn around it was money. A lot of it was the startup and “do gooders”. Any new additions or renovations had to be submitted to the HOA. Everything from roof coverings (type and color) to mail boxes. What pissed me off was the $14,000 subdivision entrance beautification proposal. And then they started with speed bumps. WTF?
    Not to mention corner street lights.

    They sold that house and moved.
    Had they have kept it, they would have made $150k+ with this market.
    But freedom is a nice thing.

    My house is framed in all old rough cut lumber, so 2x4's and 2x6's are actually 2 inches by 4 inches and 2 inches by 6 inches.

    Yeah, when my grand father built his garage.
    He used all rough cut lumber. True dimensional 2x4 and 2x6.

    I was supposed to help dismantle an old barn with ax hewn beams.
    But the family couldn’t agree on whether to sell the lumber or leave the barn standing.
    So, it’s still standing there. Getting worse every year. Trees and vines have about taken over now.

    Whatever that wood is in my house it's definitely some kind of hardwood, drilling through it is not easy and it's heavy AF. It's a shame your family members couldn't come to an agreement so you could have taken that garage down.

    Worst I’ve run across is Locust. But that’s only from cutting it with my saws.
    It will dull a chain twice as fast as other woods. And the thorns are aggravating as all get out.
    Thankfully, I don’t have to fool with them much.

    The barn was Oak and Chestnut.

    I have Honey Locust Trees and hate them, thick bark and those damn sharp thorns.

    I considered turning it into a 2-bedroom with a large master bath and walk-in closets, but decided to largely leave the plan alone. The only change I've made is deleting the wall oven and just going with a standard range/oven, and the microwave would go above the stove as is commonplace across America. Wall ovens look nicer than ranges in my opinion, and are easier to load and unload than a tradition range/oven, but the kitchen of this house seems cramped with a wall oven...
