I also mapped out the propsed location of the central A/C for the main house and a ductless mini-split heat pump for the detached garage/workshop; I deleted the traditional furnace from the garage/workshop plan because it seems rather pointless to have a traditional split system for such a small space.

I think you’ll find the 4.0 w/auto trans a big step up. You ever driven a 2nd Gen. before?

I have been eyeing this 2-story plan for a while, and despite many flaws, something about it speaks to me. The main thing that jumps out at you is the washer and dryer plunked down in the corner of the living room. The kitchen is really small and does not have enough space for a dishwasher, which is a pretty big deal inmy opinion...

The standard plan does not have a basement, which in my opinion would result in this house being too damn small...

 

If the basement plan is chosen, the stairs to the basement take the place of the storage under the staircase, and a pantry and closet take the place of the HVAC closet. The air handler/furnace is presumably located in the basement if that plan is chosen. You will also notice in that non-basement plan that there is no water heater. Unless a tankless water heater is installed, I have no idea where the water heater would go if the non-basement plan was built in the Northeast or New England...

 

Only one full bath for three bedrooms...

 

That is an odd place for the washer and dryer.

 

A few adjustments to the plan and you could live there nicely.

 

I would honestly turn the entire second floor into a master suite and make an addition with more bedrooms. What would you do?

Rework the bathroom for a shower.
The "shop" area could be a tidy little efficient apartment.

I kind of have to agree with the wife.
$30k is a bit much. 2013-2015 is the best of Tacoma, but that’s a lot of money for a “used” truck.

 

Agreed. That truck brand new was only a few thousand more. At that price might as well look at 3rd gens.
