    I also mapped out the propsed location of the central A/C for the main house and a ductless mini-split heat pump for the detached garage/workshop; I deleted the traditional furnace from the garage/workshop plan because it seems rather pointless to have a traditional split system for such a small space.

    The standard plan does not have a basement, which in my opinion would result in this house being too damn small...

    If the basement plan is chosen, the stairs to the basement take the place of the storage under the staircase, and a pantry and closet take the place of the HVAC closet. The air handler/furnace is presumably located in the basement if that plan is chosen. You will also notice in that non-basement plan that there is no water heater. Unless a tankless water heater is installed, I have no idea where the water heater would go if the non-basement plan was built in the Northeast or New England...
