    The fun is yet to come lol.

    first thing I gotta figure out flooring. Apparently it’s a 1 owner house, and has nice woood floors, but something happened and they need refinishing, so they threw carpet in before selling. I hate carpet, so I’m looking at figuring out what it’ll take to get it all done.

    Take all the staples out and look for $1.75-2.00 per sq ft for a sand and stain w water based. I prefer oil based though. Last longer. Classic grey is a cool color in oil, classic grey/weathered oak in water based is nice.

    IDK if you guys have Brazilians out there but they are the best at wood and the cheapest. Find a local stain/poly/raw oak supplier and go ask them for some names.
