I signed the papers on my first house a week after I turned 22. Financed it through a conventional loan while only making $18/hr, and put some money down. Mind you, this was 2 years ago when it was a super competitive market.

So to say its tough, sure. You just have to have discipline and stick to your goals. And live within your means.

The key is to buy a dumpster fire of a house and renovate so it fits your lifestyle.

That's the plan! It just needs to be a good enough dumpster fire the missus is okay living in it while we renovate around stuff.

Ideally I’d like to buy lumber and build my own cabin somewhere so I have equity from the beginning.

I used to see his replies all over the place on here. In fact I still see him on a lot of threads I search up. I always liked his perspective. I haven’t seen Se7enine around much lately either, so hopefully they’re doing ok.

But..then you'd have to research all the different sorts of lumber to use.

Not to mention where it was sourced.

As well as the land you build on.

Oh god, the land...will it be mild enough that your truck can make it or will you need to add lockers to said truck?

    Maybe bigger tires?

But bigger tires means more rotating mass thus leading to added wear and tear.

Now we've steered away from the house entirely and are back on worrying about your truck
