Ahhh, ours doesn't have a disposal at all. Could have gotten one when we remodeled in 2015 but she didn't go for it.

Yeah that kind of sink with the shape doesn't make sense. Ours is the same size dimensionally on each side. Wash on the left. We have a rubber strainer we drop in the right side for stuff that got minimal use so we just wash and toss. Otherwise it gets rinsed and tossed in the dishwasher.

Maybe my days of food service with the 3 gang system as well haha, though she called all the shots on the kitchen.

I wanted to have some private time at with my girlfriend before her roommate came back, so I didn't really explore the house with the 2.5-ton A/C that extensively...

 

This house had a particularly beautiful kitchen, with Wolf appliances...

 

In the Toll Brothers neighborhood where my parents bought a new townhouse in 2007, what you saw in the kitchens of the models was exactly what you got; GE Profile appliances including a wall oven, granite countertops, etc. You did have to pay extra for the gourmet kitchen package that gave you the cooktop and wall oven back in 2004, but by 2007 when my parents bought their house they not gave us the gourmet kitchen for next to nothing, but a convection function as well!

The starting price of a single-family house in this neighborhood is close to $700K if I remember correctly, and that's you don't get any options or upgrades. Yes, you do get granite countertops and stainless Whirlpool appliances including the wall oven standard, but it's still very much a seller's market and there is absolutely no way in hell Toll Brothers will upgrade you to Wolf kitchen appliances without some heft markup!

Granite countertops are standard in the kitchen, and you can choose different colors without paying more, but some of the more exotic-looking granite costs considerably more. Granite is not standard in the bathrooms (you get cultured marble by default), so if you opt for granite counters in the bathrooms expect quite a jump in price. A finished basement, with a full bathroom like most of the models in this neighborhood have, will easily set you back about thirty grand. The finished basement in our Toll Brothers townhouse was about $15K extra if I remember correctly, but the market was in a slump due to the looming housing bubble (my parents closed in August or September of 2007, the real estate bubble burst less than a year later) and my parents negotiated to get that for free. They did have to pay extra for the basement bathroom rough-in, which would make things easier if they decided to add a bathroom later on, but it only cost like $2,900 and added considerable value to the house; I believe that my parents got like thirty grand off the final sale price of the house, which included the finished basement, and allowed them to splurge on other things. This included separate central A/C systems for the first second floors, shadowboxing on the walls, a tray ceiling in the dining room hardwood on the entire first floor except the laundry room (which got tile instead of the standard linoleum), and upgraded carpeting with double padding upstairs and in the basement (including Berber in the basement). These days, it's a seller's market, and I wouldn't be surprised if some buyers in Regency at Waterside spent close to seven figures on their home when all was said and done. If I had to guess, this model home with the Wolf appliances will cost $800K+ when Toll Brothers finally sells it, but keep in mind that it only has the builder-grade A/C system (none of the models have the upgraded HVAC equipment, but a zoned system is standard on all 2-story models and all models with finished basements. A surprising number of homes in this neighborhood have the upgraded Carrier Infinity system, the cost of which could exceed $15K installed for both the A/C and the furnace; I believe some people also opted for a dual-fuel system, consisting of not only a gas furnace but a heat pump instead of a straight-cool A/C unit. So, here are my estimates...

• Base house with no options ($700K+)
• Finished basement ($30K)
• Complete Wolf appliance package (Not including cabinets and counters; $20K+)
• Upgraded cabinetry and counters ($10K-20K+)

That's almost a hundred grand right there just for options and upgrades done by Toll Brothers during construction. Then, you've got to factor in things that Toll Brothers does not do a must be added after settlement, like upgrading the landscaping and painting the interior walls. If you opt to add your own ceiling fans and upgraded light fixtures instead of getting them through Toll, that's another expense that could easily run into the thousands of dollars! When all is said and done, it would not be unrealistic to be into the house for over $900K, and that doesn't include this area's obscene property taxes or today's stratospheric mortgage rates!

 

I don't mind having a double sink in my kitchen, its handy when you are cooking and doing dishes at the same time. I also have a large tub sink in the utility room if l need to fill up buckets or anything.

 

It even has a Wolf microwave!
