    I'm debating putting a propane conversion kit on my boiler. I changed the oil filter the other day and noticed some rust spots on the bottom of the tank. Not sure if I want to replace the tank or convert the boiler and go with a service contract with a propane company.

    Yes, I do have an oil spill clause on my home-owners insurance!

    Speaking of updates, the ROW BS update- Atty 2 sent the surveyor and neighbor an offer of a Boundary Line Agreement. Surveyor wrote back he’s retired…

    Second letter just out to the neighbor is in play now. I’m thinking if we don’t hear anything back, I get another survey done just for my property. Before having them come out, I’ll first ask about their take on my neighbor’s deed…

    I get the drive. My father had a dispute with his neighbor. They built a garage at the back of the property (into a hill, a 9-13’ deep cut) and didn’t calculate that a right turn was necessary. Instead of asking, they just started digging out into my father’s property. After confrontation, they attempted to semi correct it, but as cheaply as possible and without correcting the incursion. No retaining wall, going so far as to create a slope within my father’s property where it was flat level land. It was a mess. When my mom passed and he had moved to retirement. We sold the house with the ongoing litigation to the new owner (property company, flipper). It was a money pit, but it was the principal. My dad would have given him a variance if he would have just asked first and built a proper retaining wall for the cut.

    IMG_7138.jpg Well back from the taxidermy shop this guy is good, has a great eye and my son even said we left his deer in good hands. We chatted for hour on hunting and he was a beekeeper but lost his hives. May be a trade brewing
    He is 5 mins from the house and works out of his shop in the back.
    And he is a welder by trade so can’t be that bad

    Thanks too for the words of encouragement :hattip:. I’ve already been in discussion with a reputable surveyor who’s high up in the state professional organization. I’ve communicated with him about general professional standards and whether a surveyor should be able to ascertain if a historical ROW should continue to exist if it’s been “deeded off” (the phrase in my neighbor’s deed). He affirmed and was intrigued. He offered to help so he’s the one I’ll approach first.

    Ok, that makes more sense. I was thinking that the hide needs to be treated to keep the hair from slipping, and there's a fair bit of work, but :notsure:.

    So, after much math and calculations, I located where the legs should be on the ol dining room table build. Tough to find when you have live edge on both sides. I finally built a few balance points and got the centerline by weight lol.
    So, putting in the nutserts to mount the table to the legs. Easy right?

    Morning guys :hattip:

    Been chasing mice again. Cat got one last night around 8:30 and it was pretty much still alive. Grabbed it with a glove and tossed it outside and it ran off. Woke up at 5:30am and could hear the cat playing with another one. This time the cat kept grabbing it and running from me. So here I am trying to chase after a cat and mouse early in the morning. Probably woke grandma and mother up :laugh:

    Those little buggers are finding some little hole somewhere. They're just really small field mice as my only real neighbors is corn fields... I really hate to kill any animal (not opposed to hunting at all, love me some venison) but it's time to set up some traps. I know they are accessing the attic. So, we'll start there. Not sure where to put them in the basement, that's where most of them appear from what I can tell. I got 4 curious cats I don't want to get in the traps...
