    When I need extra cash I flip start up crypto on DEX'S.
    That's an area I'm not going to touch in this thread.

    Pfft! My 1st mortgage rate in '86 was 10 1/4%. If interest rates do eventually come down, housing prices will rise as demand will increase, 'cause of the lower interest rates. It's a vicious cycle and the sooner you get in the game the better. If rates come down, refinance the note. I've re-fied 4 times on the present house.
    So what if you can't afford that mod. Your truck will be toast in due time anyway. I couldn't afford a 4R or all the mods until I retired.
    5 more short years until the mortgage is paid.
    The decisions you make today are the ones you have to live with tomorrow.

    Never thought I would EVER see this day: house was paid off last year. Paid for the truck a couple years ago. Student loans FINALLY paid off in August of this year. Debt free. Still fuck'in broke... Oh well. I am having fun!

    My first new truck was a 87 Ford Ranger. Interest rate was 12%. I remember my dad asking how did I get such a low rate. The younger folks don't know what double digit Interest rates are like.
