    Just had beers with one of the off roaders,
    We won't go out until after Nov. Depending on the weather sometime in Dec. Lots of closed areas in DV right now

    I may have missed something along the way, but if the only communication / information you have so far is from the previous owners..... and the "you have 30 days to GTFO" also came from them..... I would seriously try to get in touch with the new owners and see what they say. Once the escrow closes, the previous owners can't tell you when you have to leave, or even that you need to leave. At least worth a shot to get the info from the correct source.

    And I certainly do wish you the best. My wife and I have about 45 days before we may have to abandon our place if I don't have a new job by then. I requested a hardship payment deferral from the mortgage company, they haven't responded yet.

    :rofl::rofl::rofl::rofl:

    Our dog got used to me getting up at 0530 every morning for work since 2020, and the very first thing I would do is take him outside for his morning business, then make myself coffee and breakfast. Since I got laid off last month, I have not been setting an alarm. But at around 0700, he decided "dis bullshit Poppa, you late, I needs to pee now!" and lets me know it's time to drag my ass out of bed to take him out. My wife usually sleeps in until around 0900 or so...... o_O

    Mine usually goes off at around midnight, 0300, and many times again around 0500. 2-3 times a night is normal for me, sometimes more than that. Not because I have to really go that much, but it's a legacy nerve damage thing from my spinal cord injury in 2007. Not all of the neural paths grew back in the right way. I can go from "nothing" to "Oh My GOD I'm gonna burst!" instantly, but when I get to the bathroom, it's usually barely anything at all. But when I'm laying in bed, I don't wanna take any chances :thumbsup:

    @MTgirl This is kind of what I was thinking. I'm obviously not a lawyer, but I think the current owners can pass along the desire that the new owners would like you to vacate the property 30 days after closing. But I don't think there is any legal power to enforce that desire. The new owners likely need to provide you written notice to vacate the property in 30 days from whenever they provide the written notice. The new owners may do that once they close, but if they don't, you're under no obligation to leave.

    Tom :fingerscrossed: I hope you find new employment sooner than later, and long before the next 45 days goes by. But if it comes to it, it will likely take several months of missing payments before a mortgage company gets around to starting the foreclosure process. I would plan for a frugal Christmas, but I wouldn't start scoping out homeless encampments just yet.:pray:

    It’s funny how our lives parallel in this thread. IMG_2016.jpg
    However many miles it is from Durango to Kansas City is the amount over 5000 miles was on the odometer because the first service was in Durango. I hit a cone in a rainstorm :anonymous:
