    This one gave me a warning at least. Hot water doesn't last as long and there is a constant dripping noise from within the heater. Its time is running short, but it was old when I bought the place.

    Pretty sure we're on the edge of that. Mines covered in corrosion that looks to have bubbled out from the anode. Doubt it's ever been replaced since the unit was installed way back when the house was built. Been having to crank the water way up to get hot water.

    Can the 4cyl be tuned like that, or is it a transmission tune? I'm not trying to be difficult, but I'm fairly certain that the 2015 single VVT doesn't have an available tune, but I haven't looked in a while.

    Property tax was a major reason we moved out of Clay County.

    I thought we had hard water issues in our old house. While I wasn't wrong, it's a requirement to have a filter/ softener system out here.

    It's good you had some warning though, we recently had a pinhole develop into a real hole. Very rapidly, without notice.

    It's on the list of reasons I'm looking to move out, as well.

    Friend of mine owns a small warehouse in NKC. Clay county doubled his business property tax this year to $40k. They basically told him there's no ceiling on business tax increases, NKC was hit the hardest this year, and they had been fielding calls all morning about it so he shouldn't feel special.

    Residential taxes are higher in Platte County, but I don't get the impression of blatant waste to the degree of Clay

    A good set of filters with a "boulder catcher" does most of the work I think you're looking for.

    I've never had a water softener anywhere I've lived. Whenever I go someplace that does, the water feels weird to me.
