    I have to give GM credit.
    They have always been able to make the power at a fraction of the cost compared to European cars.
    They just never made the "whole" car great. Not until the C8.
    You can tell they went for the Euro cars with the C8.

    My mom was born and raised in WV.
    We still have family there.
    The only 2 other places I’d live other than Tn are, Virginia and West Virginia.

    Don't get me wrong, TN is amazing. That being said, I think in the next 5-8 years it will be no different that where I am at now. Expensive, crime rate isn't a whole lot better, and prices have doubled if not tripled since I have been looking. I hope TN can keep up with the influx of people moving there. Companies are moving operations to TN as well, which is a good sign for economic growth.

    I have noticed that. Too many out of staters willing to buy land, drop 600K on a 1685 sq ft house on 4.5 acres. My coworker just did that exact thing.

    That’s exactly what’s happening.
    It is hard for the locals to “expand”.
    The neighbors son just got married last year.
    They were living with his wife’s family, but want to buy a place of their own.
    They were “out bid” on numerous homes. Most of which were from out of town
    They finally found a place, but it was expensive buying a house close to family.
    Had they wanted to be 45 mins away from family, they could have save about $75k-100k.

    In one since, I can understand.
    The out of state people need to dump money into something to avoid taxes.
    And what better than a place you intend to live in?

    But it makes it hard for use little folks who where born and raised here.
    Maybe it’s our own fault for not managing money correctly. Maybe some of us could have worked harder for more pay?
    But I don’t think it’s all our fault. It’s how the world works. 75-100 years from now, people will be leaving Tennessee li’e they are from out west and up north.

    This isn't "managing money" problems. When you have a supply and demand of a product (land, different laws, cheaper living, retirement tax benefits) and people with FU money come in and jack all the property values up by:

    1) Buying land and building outrageous homes nobody locally could ever afford...and paying cash. What these people don't realize is later on, nobody will buy these homes either. They come from areas that are uber expensive for small shitholes, live like this for years and finally get fed up, sell, and move someplace else to start over.

    2) With this influx of people, you start having infrastructure supply and demand issues. Roads all of a sudden don't have enough lanes and traffic blows ass. Electrical service and power demand goes up. Now you need more power plants or alternative power sources. Then water issues come about. Wells are punched all over the place or public water services are overworked. With that the wastewater problems arise. That is one crappy place to be in (trust me...I know).

    3) With all this building, most areas do not have enough skilled workers and now you have to contract companies to build this infrastructure. That means more out of state personnel, more traffic, housing goes up....etc. With all these new people, all things get stretched thin. Need work on your vehicle? What used to be a same week schedule might be a month out...or longer. Need parts, supplies, food, etc all go up.

    I have gone through this a few times. First was Montana. We had so many movie stars or rich people buying up ranches or land, building huge ass houses just to find out winters and big ass grizzly bears are not fun. These people want to sell but to who? unless they get someone rich to buy up the land/home they just sit vacant. That still doesn't help the locals now that they jacked up all the property values /taxes.

    Now it is happening again here in Colorado. Ever since legalizing recreational marijuana it has been crazy and that is when it started. The boom here has doubled/tripled home prices so fast. Like your neighbors son, we also were outbid on several homes. In fact, it wound us homeless and living in our 28' camper for a while. We couldn't find a rental. I shit you not, two homes were available to rent at the time. Not sure if you know how big Colorado Springs is, but that is crazy. Knoxville is around 193K people. We have 491K in the city limits and 730K in the whole county. Two flippen homes (that would take large breed dogs). Hell the house we live in now was just buy something. It didn't fit our needs at all. Now we have people building 1-3.2M dollar homes all around us and jacking up the taxable value on our home. My house has doubled in value in 4 years. Average cost of land for 3.25 acres is 275K dollars and that is on the cheap side and probably crap land layout. It's crazy.

    No, it's this stupid new thing that Uber apparently implemented recently for security reasons; I've delivered to three customers in the last couple days who were utterly confused about the PIN when I asked for it, including one today.

    Because of these reasons, my parents intend on holding onto their home that has a 3% mortgage rate. What's really obnoxious here is that wealthy investors are going into relatively cheap neighborhoods (particularly this townhome development in Doylestown called Patriot's Ridge) and paying $100K over asking in CASH. What they then do is rent the house out and laugh all the way to the bank. It prices people like myself, who have good credit but not a lot of money, who are hoping to buy one of those townhomes at fair market value with a 20% down payment, right out of the market! :mad: :luvya:

    Not a money management thing, at least not across the board. My wife and I both have good jobs and we manage but not in a luxurious home etc. If I were to move it would be somewhere much cheaper to buy..not so I can throw up a mansion, so she can retire and we can live without starving as would happen if we stay here.
