    Basically the whole metro area and out to Bennett. I can only speak as the hvac so I can't make any recommendations outside of that. If it has two stories above ground and one AC, that's usually a sign you won't be happy in the summer. Also a lot of the big name builders are putting in poorly designed zoned systems. I'd stay away of those.

    I ordered an access cab seat delete directly from goose gear at the end of October and it was at my door 3 weeks later. They did not charge tax but there was a shipping charge of 80 or 100 dollars I think. I tried to shop around first but was in a time crunch as well for a big trip and happy it came quickly

    Yeah with Journey you get what you pay for. They built my house, but I wouldn’t recommend someone who can’t do their own home repairs buy one lol

    I have a not so funny recent story about furnaces...

    I'm in a Century Communities home that went up recently in elizabeth, probably near where you are looking if it's spring valley ranch.

    Just had my fan motor replaced in my furnace after it started smoking on christmas morning and almost caught fire. I have only been here since May. The sheet rockers neglected to cover any vents up, and the builder neglected to re-clean them after they re-skinned and re-textured my great room because of a seam that was showing through. The result was a fan motor and heat exchanger completely caked with drywall dust, with the fan motor ultimately burning up. You can see how bad that dust is on the coils. Classic case of no fucksgivin.

    The builder didn't acknowledge that it was their fault, even while standing in my living room with the HVAC company and stanley steamers looking at the return ducts and showing him how bad they fucked up, but they were quick to say we don't care who is at fault and get it fixed and didn't give me any hassle on the home warranty so I can't bitch too much about that.

    Did they happen to scope your evap coil? It's likely caked too, which will cause the furnace to go off on high limit and the coil to freeze when using the AC. Pretty common in new home builds.

    My buddy bought one up in Broomfield/Erie area, a couple of months before the builders warranty was to expire, he had a home inspector come out and go through the house with a fine toothcomb and then submitted all the findings to the builders which they then had to fix. Things like loose wires, badly poured concrete, cracks in window wells/emplacements. Just a little food for thought too.

    Great suggestion that our realtor gave us a while back. They also suggested an inspection prior to moving in to ensure everything was documented and then one just before expiration.

    I assumed (wrongly) that these companies all employed their own crews. I didn’t realize that most sub it out and the quality depends on the subcontractors. Does anyone know of builders that use their own crews in the sub-850k market?

    Oh! If you are able to inspect before construction is complete or at least visit the building, take photos of that too. Another buddy did that and he then had a record of where all his lines were running.

    They didn't scope it. I will see if I can get in touch with the HVAC company and speak with the tech. He seemed pretty confident that it was cleaned properly and shouldn't give any further issues

    No matter how many times a public restroom gets vandalized, and it's always the men's,
    I still find it interesting that social upbringing to not go in the girls bathroom, is as strong as it is. The women's restrooms rarely get damaged. I can count on one hand the number of times they needed repaired over the years.
    How does that stick, "stay out of the chicks room, no boys allowed" but "don't vandalize/tear shit up" doesn't?
