I haven't looked that close at the paperwork yet but it's a VA loan to I assume it's going to be the standard month of waiting and praying no surprises pop up.

Ah my boss' brother just did the VA home buying thing, I guess it's a good deal and pretty standard for the seller. Just 100% by the book

Yeah I don't think there's anything too unique. There did seem to be a note that if they back out they don't forfeit the earnest money but that's about it. Financing $425k at 7% though, yikes!

Here’s hoping that it goes through without a hitch!

IIRC, you already have your signed divorce decree, right? Is this the last thing required to finally sever ties completely with the ex?

I missed the Skype experience. I remember coworkers using it to talk to relatives in Canada without running up Int'l cell minutes. That was a long time ago.

One of our club members is doing an LS swap on his 1st gen. But he is a serious fabricator and will do a nice job. I saw a 2nd Gen Taco SWB in Arlington TX with a 4.7 swap. They did a nice job on it.

Yeah the decree is done, this is it.

Of course we get a straight forward off at the asking price and I'm all green light on this. She is greedy and wanting to "what other offers we get". Luckily the realtor was able to talk some sense into her.

Well, I hope it goes smoothly for you. Sucks that she’s trying to squeeze more out of it.

Frankly, there is value (not in dollars, necessarily) for having a VA loan buyer, as that should reduce underwriting time and effort, etc. Maybe she’ll see the benefit and let you both move on.

I didn't see anything that was too different in the process than a standard loan. Gonna need appraisals, inspections, blah blah blah. So should be accepting it here in the hour and the clock starts ticking so fingers crossed we get lucky and it's closed by March.

There's nothing different on the seller end, it's just a streamlined process for the buyer.

That and the loan is backed/guaranteed so a buyer can commit less (or even nothing) when buying a home, not to mention several fees are exempt and all if you're disabled -

    Screenshot 2024-01-26 085928.png

Actually plan to use it for when my mom needs to retire and buy a home out of state; signed for her once before but she had a sizeable down to not need it last time

Good to know! Thanks for sharing. I know we had a competitive price when we had 5 showings in the first 24 hours and the offer was made BEFORE they looked at the house this morning.

That's the nice thing about a service member that qualifies for a COE (shown above), it's not to say they won't buy a home but they may just want to save a good chunk to put down until they "find the right one"

This gets you through the door and you can refinance with another lender whenever

always awkward when someone I've technically "known" at work for years asks me to email them something then walks away, and I'm left wondering wtf their name is because I really should know it by now.

Yeah there's teo types of people saaking about engine/axle swaps: those that actually read past build threads and get in the weeds asking technical questions, and those that ask "how hard is it to swap in an LS?" If you have to ask that, don't even think about it, unless you're loaded and van drop it off at a fab shop that can do it right. Most of the farm swaps I see end up getting pawned off for a loss on Marketplace - "testing the waters on my project truck."

Based on the questions you ask you should be riding a bike. People ask, people learn, people execute. I asked that question, learned what I needed to rebuild the motor and learned what I was going to need to implement. All in it would have cost me $3500. So both your insinuations are baseless claims, as per SOP.

Was gonna OC the 13600k a bit, but at stock clocks I'm still netting 130fps at 4k resolution :bananadance:
