depends on the scope and quantity of work to be performed. this is where using a local general contractor comes into play. they'll be able to better advise you on local ordinances, which year code version the town is on, and town specifics that none of us are ever going to know--like how carefully the inspectors do their jobs, and what to watch for. it can also depend on what kind of renovation is performed. if you're just changing countertops, or windows, they generally aren't going to require electrical upgrades, as you're not opening up walls.

generally, most towns will have a rule based on the percentage of house being renovated-- less than about half, only the new work will need to be up to current code. after that, all of the house must be brought up to current code. but many towns also can have many addendums and restrictions on who does the work, or additional requirements they want that are beyond the year code they're currently on

Acquired this a couple weekends ago on FB Marketplace for a great deal. Perfect for my planter project. Need to add in some small pieces on this one still then stain it. Came out great using free pallets

 

Did some very minor exploratory surgery. I'm adding a half bath and need to tie into the main stack. They added some boxing around the main line going to the septic to make it look neater. I wanted to see what kind of disaster I was getting into. The house is mostly 4" and 1 1/2" copper. Well, for once I got something going in my favor...



I assume the old copper rotted out and was replaced. This makes much easier work for me!

 

In my condo complex we have 4 buildings, each with 4 units. In the 3 years that I’ve been here we’ve had at least a dozen units with water leaks from the 40 year old roof. Well last night my luck finally ran out. Like all the rest, the culprit is the flashing around the chimney. It penetrated and immediately soaked down through a gap in the plywood. Some made it past the gap and traveled down the pitch until it hit the top plate of the wall header. Then it went down the wall and manifested as rippled paint from the ceiling to the baseboard. Of course every time it’s been put to vote our cheap ass residents vote against replacing the roof ($120k minimum), vote against raising dues for the 1st time in 13 years, and vote against a special assessment. Well people the time’s coming where the board will act without needing a vote! And no, the way our CC&Rs are worded the HOA isn’t responsible for our interiors. Perhaps an attorney would be able to get around that but it’s not worth my time for paint & drywall.

old places are fun!

i've grown tired of my insurance rate resembling a tsunami, so started asking for quote. at first, it wasn't so bad. "how many people, any pets, how old are you, etc. the basics. then they got to the question i feared, "how old is your roof".

i almost replied "drinking age"

 

But how do you get up on those?

HOA's are bad, I know I live in one. But combining Condos and HOA's, well that's just concentrated evil. Sorry for your troubles and it looks like the only real solution is to move. Leaking roofs are not to be ignored, don't ask me how I know.

OK, here is how I know. This is my old house. The roof was leaking next to the upper window on the right. My only saving grace was the blown in insulation was treated with a fungicide and kept the rot to about 1/4". All told this was about $20K to fix. No, leaking roofs should not be ignored. It's a lesson I learned the expensive hard way.
