    Timing is everything for sure. Saw something similar a few years ago, guy bought a local Polish Club and in 2020 tried to convert it to condos. Different stores about whether that was his plan all along or forced by the world getting screwed up.

    Anyway, the town is fighting it like hell..not sure exactly why. Even if he wins he's losing with the place just sitting vacant all this time.

    This town is eager for anything to happen with the mall. It's a huge structure on a big parcel kind of away from everything, so it's become a target for break-ins and vandals. It's also been through a series of owners that failed to pay taxes or utilities in recent years.

    So, although these people don't seem to have things thought out very well, the town sure doesn't seem inclined to put up any roadblocks just in case they are successful.

    I'm sure they remember the glory days when that property was paying more in taxes than it cost to chase kids and tweakers out of it three times a week, or whatever.

    Something I've noticed quite a lot around Northern New England is that when the town fathers/city council/whatever start getting those dollar signs in their eyes, there's always some carpetbagger glad to rush in, make a lot of promises, piss off a lot of locals, and disappear when the seed money runs out. The area around me is just littered with the remains of various harebrained ideas/tax dodges/money laundering operations.

    Yeah, the big dig / hole in the middle of Newport VT comes to mind. Biggest (I think?) EB-5 scandal in the state's history.

    It was clear as day from the get-go that the market would become over saturated when legalization happened (same thing with all these micro-breweries and distilleries). Each Town was required to zone in a marijuana overlay district per state law, but they were able to circumvent permitting in Town with a moratorium for however many years and dragging their feet on updating zoning bylaws on how to allow permitting of a dispensary. The Towns that did allow them and welcomed them with open arms had a few pop up real quick (permitted a few myself - nice having cash paying clients!).

    Problem was that a year or so later and most towns have a couple dispensaries, and the next Town over had a few as well - most of them have to be in close proximity to each other due to the zoning overlay being either in a heavy commercial or industrial districts away from residential houses. Every time I have gone in one, there are 5 employees working the registers and barely any people purchasing - the initial hype died down and the demand went with it. Some of the clients I have said they needed at least $1 million in liquid funding prior to starting up a dispensary - banks won't touch them or finance.

    Not to get too far into the weeds (pun intended), but when a dispensary is charging $40/eighth and the state adds a heavy tax on top of it, it starts to make more sense to grow your own for not a lot of effort. I think people buy less than anticipated during each trip which results in less profits.

    Works out okay to have a few near each other if surrounding towns don't have any but yeah totally get what you mean.

    Re the DIY thing, it is a tough balance. Lot of waiting and effort to harvest for one thing. Not as simple as just water the plants. Ask me how I know haha

    Brockton has about 8-10 dispensaries that I remember. Several on Rte 27 near the line with Stoughton. One opened on Stockwell Drive in Avon just before we left the area.

    Just before it became legal for recreational use a guy I worked with failed the annual drug test for Marijuana. He claimed that he was starting a grow operation and that was why he failed. No dice and he resigned in lieu of attending the rehab program. I lost track of him, but I think he ended up going back into EMS with a private ambulance.

    I couldn't. My wife handles all that type of stuff, I'm just the heavy lifting to move the pots around and water them in the hot weather.

    That said she barely partakes so it's not like there's much product in the first place, she more uses it for other stuff like a balm she made for herself. I'm sober by choice so I abstain.

    I don't mind trimming, but its definitely best when broken up over a few days. We had one plant that did well and produced a lot, spent about 2 hours loosely trimming - not trying to make showboat pieces for display. If you wanted a bigger set up I could see that becoming a super chore, but with smaller yields I enjoy the cathartic side of shaping them up.

    Turned a bunch of 2x6 scrap into a gong (3/8" AR500, 2/3 scale IPSC) sled. Once the snow melts off enough I gotta go start marking and clearing a firing lane. Hoping to get out to 500 this spring and 1000 by next winter.

    I have a fuckton of gongs of various sizes I want to get hung properly, right now they're strung up between trees on tow chain and shit. Gotta find some nice thick scrap L shaped steel to protect target posts.

    City updated my water meter. The regulation is that it has to be 18" above the floor. I don't know why they couldn't keep everything within the square footprint though.

    Is that a copper pipe going directly into cement? If so, it'll corrode. That's why oil lines have a coating on them now if they're cemented down.

    For some reason, that doesn't apply to water lines. I need to do the one 8n my current place, that'll be copper.
    The last one I did up here, was 200ft, and I elected to use 1inch PEX. The werent thrilled, but,I didn't have the money then for that much 1inch copper.

    I mean, the Iron line feeding my house has been in ground since... running water was a thing, or the house was built (c1900)....

    What I'm wondering is.. what happened to all of the centipedes living in that hole? One of them was pretty beefy for a house centipede.

    Interesting! My old oil line was all bright green when my oil guy took it out and replaced it with a coated line. I figured it would apply to water as well.

    One of my hose bibs is seized. Killed it for the winter, couple weeks later I forgot I had killed it and went to give the dog a bath. Then remembered I had killed it. Woops.

    so that's a spring project.
