    That house needs drainage correction.
    And a homeowner that knows how to use a string trimmer. (Weedeater)
    And if they get it now, the 2 small trees can be cut down with a cheap bow saw.

    3 issues taken care of now, will save thousands later.

    Would look 100% better.

    I'd have a home inspection done on it before purchase.
    It looks to have a couple issues outside. Even I can see them in the few pictures posted.

    This house was built in the early 2000s, when unqualified borrowers were getting mortgages...

    This is a nice house in many ways, but it is a tract home in every sense of the word. Cheap touches abound, and one thing that shocked me was that this house has laminate countertops. I looked up the public records and it sold for less than $300K when new in 2002. It does have nice touches like hardwood floors, 9-foot ceilings, an oversized 2-car garage, and dovetail kitchen drawers, but it is still one of the cheapest houses I've seen. On another note, the laundry room is located in the basement, of a 2-story house built in the 21st century!

    A 1700 sq/ft house with hardwood floors and tile bathroom floors is about $325k-$350k here where I live.
    Counter tops are laminate, Garage is "supposedly" a 2 car. But in reality it's an over sized 1 car.

    If you grew up here, and make an avg. income in the state of Tn. You can NOT afford to buy a house here.
    The out of towners have knocked us locals out of the market. A $170k home is now a $325k house.

    I guess that's how the world works.

    I'm going the tiny home route.
    I just cleared off .25 acres. (.5 acres total)

    I'm going with a 1 Bed, 1 Bath, Living/Dining Combo.
    I'm keeping my house small.

    I'm still debating whether or not I want to have a small detached garage.
    Or just buy a storge container and drop it in the wooded section of the lot.
    Then add a carport off to the side of the house.

    The more they "see", the more they'll tax it.

    But I'm not against cutting a hole in the wall and dropping in a window unit. :rofl:

    I'm not living up to any standards.
    Functionality is all I'm after.

    Even if I lived in Alaska, I would want A/C in my house! It gets warm there sometimes too and I feel that A/C is a lot like a savings account, a pickup truck, a gun, or a pocketknife...

    It's better to have one and not need it than to need one and not have it!

    74 degrees is about as cool as I like it.
    I guess I’m just used to being outdoors in the summer.
    I usually set the AC to 75-79 in the day.

    Never use AC much in the truck. Jumping in and out of a cold truck into 90+ degree temps with wet, sweaty clothes is “hard”. I’d rather just stay hot.

    Pioneer CD, Megaloud/JBL amps, Rockford/Polk speakers.
    For the time that's actually pretty good sized, the countertops aren't a huge deal if someone wants to replace those versus doing a new floor for instance. Always loved dovetail stuff. I know we're in different states and whatnot but my house in 2004 was 200K (would have been 250K on the open market) which at the time was 70 years old and almost needing a full rehab, for a new house like this I could live with countertops

    That's basically twice my house in almost every way plus my one car garage isn't useable for most vehicles height wise
