    Thanks! :fistbump:

No real mods for me. Once the tires get some miles on them I'm gonna go from the stock 245's to 265's to fill the wheel wells better. Also once the aftermarket companies catch up I need to get some mud flaps. Other than that, it's stayin' stock. :D

    Good morning everyone :hattip:

    ROW update:
The claimed 10’ ROW (5 feet on either side of the property line) is now interpreted by my neighbor that my entire driveway is a “driveway in common” for his use whenever he wants to. He’s supposedly an intelligent person. An email iwent out to my attorney. I can’t believe the time, emotion and money spent on this.

@StayinStock that pair of homing geese you sold me showed up this morning. I can’t believe you only wanted $20 a piece for them. You shore that’s enough?

I also can’t believe you said you’ve sold them 39 times, why would people fall for that? :anonymous:

Sooo he has a legal right of way that has been notarized and filed with the county register of deeds department.
I know about this because the 2 property owners on my road have right of way to access their properties.
Now with that said; and you might want to look into this too.
We have a road and bridge maintenance agreement to which each property owner pays a prorated price to maintain the road and keep it passable in inclement weather. In other words he may back off when he has to pay for maintenance check with your attorney.
    Just food for thought.

Hope this helps clear some things up. https://www.rocketmortgage.com/learn/right-of-way-easement

I appreciate the perspective. He has none of that.
In short, he’s going off one paragraph in his deed. It starts off with, and I paraphrase except where bold, bold being a direct quote:
You get every thing included in the past deed except the following which has been deeded off 1) a 30 foot parcel of land, 2) the ROW thats elaborately described and 3) a 3.5 foot parcel of land.

My take is if he claims the ROW, he also has to claim the 30’ and 3.5’ parcels. This would put about 10 feet of the east side of my house on his property. He cherry picked the ROW because his previous owner said he had it. This provsion in his deed chain goes back to 1905. It’s ludicrous and expensive to defend. I’m hoping there are treble damages awarded down the road.
