    Well a few more minor fixes. Install the tub spout, door trim, new door, vanity backsplash, and finish the caulking around the trim. Is it perfect? No but then again I didn’t have the time.

    I’m there to finish the Pavilion. This is a former customer of mine.
    He paid the guy in full at the start. Why would anyone do that!?! He’s paying me to finish.

    Tom, the customer is pursuing. It’s a very common occurrence around here unfortunately. People ask if they’re ‘licensed’ and YES you’re hired. Licensing has nothing to do with competence, quality, ethics nor morality. It’s just a paper you paid the state for.

    not just there, unfortunately. 2 years ago, i was part of the install crew for 4 in-ground pools($$$$) that the customer paid someone else 75-100% of the total, they either never showed up, or dug a hole, and disappeared with the rest of the money.

    never pay in full on large projects before it starts.

    A few, mainly added skids. I like leaving the suspension alone. I drive forest service dirt roafs in the desert west extremely extremely too fast. Toyota nailed this suspension going 65 across desert terrain. Changing it is dumb unless you have a specific need like crawling or mud.
    We put most our money in to our trucks. So home improvement for us is simple stripping/ sanding/painting/nobs...

    But hey, the Regan Era wood in the kitchen will be gone by tomorrow. One more set of cabinets to go!

    If your drains ever get clogged I highly recommend trying this 1st.
    Jam it all the way into the pipe and open up the water *to the hose. Don't stop until you hear water running freely.
    (I usually run awhile after to flush it out)

    You guys really encouraged me to get off my ass with the likes on the kitchen...

    So I am ripping out the old shitty front deck. I've spent the last three years being a 47 year old kid. My wife deserves a summer of upgrades.

    The stairs on the back of my deck have a wobbly railing. The deck came with the house. I found the permit for it but I don't see how it passed.
