    Copeland Toyota in Brockton did my frame job and I am happy with it. They've done warranty work for my truck and my wife's Rav4 as well.

    Had I not already had a relationship with Copeland I'd use them as well.

    Growing up I remember hearing about a house sale on my street that the seller took all the outlet and switch covers, but that's tame compared to this one. Hopefully those sellers get their asses beaten!!!

    Anybody remember the film Moving with Richard Pryor? The character & wife were looking at a house, the seller kept "joking" that he was going to take stuff with him. The couple buys the house, then the dramatic getting ready to move into a half empty(?) domicile.

    That I didn't see.

    I remember my parents selling our house and I was home when someone popped by. Introduced myself and said "I'll be outside if you need me". A few minutes later I go in to use the bathroom, the realtor and husband are shooting pool on my table. Husband says "yeah I want the table, it comes with the house right?" I hadn't a second before the realtor said "I'm sure they'll include it". I wanted to say both of you can go shit in your hats.

    I bought a house several years ago and showed up to take possession only to find that the seller had switched out all of the exterior door hardware (knobs, deadbolts, etc) to the cheapest garbage in the world, ditto all of the faucets/plumbing fixtures and even a couple of the light fixtures.

    At closing two hours later I brought this up and my agent's eyes went wide but seller's agent only sighed. The seller had been a nightmare to deal with for everyone during the whole process and her agent was sick and tired of it. The seller insisted that it was all in the contract, to which the seller's agent immediately replied "It absolutely is not, and they have every right to walk." Crazy. She ended up cutting us two checks at closing despite us buying the house - one for some repairs she didn't want to bother arranging (remember the good old days of a buyer's market) and one for the stolen fixtures.

    That was also the house with the unpermitted bathroom walled up and undisclosed in the basement like the cask of Amontillado. The story of how I found it is real funny in retrospect.

    Something kinda similar happened to my wife and I when we bought our current house in Maine. It was spring of 2022 and interest rates were starting to climb. We started looking when they were 3.75%, and found our house/signed the contract when it was 4.05%. The sellers needed time to buy a house and they had one lined up that fell through. So they asked if they could have 60 days, or else they'd have to keep their house... We agreed. 50 days rolls around, barely a peep from anyone. We asked our realtor to reach out and we got a response that they'll sell to us at 60 days if we agree to rent it back to them for upwards of 30 days. Interest rates were now in the high 4s to low 5s, we agreed, because we didn't want to lose it, but we were starting to get priced out of the market. When we went to sign and lock in our rate it was 5.25%. And we the mortgage was past our budget. The realtors somehow convinced the seller to give them 6% instead of 5%. So they used that extra 1% to buy us points down to 4.85%. We agreed again and everything was dandy.

    Super long intro, but I just want people to understand the bullshit we went through, and how accommodating we were to the sellers.

    We showed up to our new house, keys in hand, super excited to finally see our new home. Only to pull up to a place that the last owners treated like a dump for the past 2 months. The yard was 2ft tall, trash everywhere. Beer cans strewn across the lawn, dog hair, puke, and an assortment of stains all over the house. The kids rooms were disgusting. And they left a bunch of random shit in cabinets and drawers that they didn't want. After seeing all this, the wife and I had a few drinks, started cleaning and trying to bring it back to what it was when we saw it last. It took us a couple days of cleaning to start noticing that they took almost everything they could. And all appliances were included with the sale. 100amp dedicated box in the garage was ripped out, kegerator/bar in the garage was taken, freezer chest in the basement was taken, refrigerator in the kitchen was swapped with the garage fridge, and they took the good one. I couldn't remember what stove was in there before, but the one that we got was a base model electric stovetop from the 90s. Every single curtain rod, towel rack, and hook was taken. We politely mentioned it to our realtor who gave us a super lazy response, pretty much explaining that it's beyond the time to deal with it. And we were tired of this whole deal anyway, so here we are two years later, still replacing things that should've come with the house.

    Sorry for the information puking. I haven't told many people about this, and for some reason you guys are the ones who got to hear it.

    Dang. We've only bought one house and our seller was a dream compared to all this. We showed up for final walkthrough and he told us he brought in someone to steam clean and even out the carpets that had a bump in one room. We had just noticed it, hadn't even noted it. Great guy. I've heard some stories though.

    It's becoming more common to not do this in Germany, but a lot still do this. They take the kitchen with them.

    I have a Lock and lube end for my ridgid 18v grease gun and I love it. Is the problem you are having with the locking end or the gun itself?

    Ok, since you started, I will add to it. My least favorite tool.....in the entire world....is an adjustable wrench. I completely understand its usage and its point but in my mind, it is biggest let down of a tool that was ever made. It sits there, staring at you, when you can't find the right wrench to use. It says "hey .....you don't need those other guys....put me in coach, I can get the job done." So inevitably you give in, grab it and use it. And then, just like 100 times before this, the fucking thing slips and rounds the nut over.
