    I mean, I never lived in Utah or Bakersfield but I'd venture where he lives is significantly better

    Maybe he has a little bit of CA in him and doesn't know it yet :boink:

    There are some townhomes that don't have shared walls, but the houses are all pretty close together and not much if any private yard space, instead it's like a communal yard in the center of the property layout. So some of them are definitely more appealing than others, but yeah the HOA business is a hard line for me. I know some people like them "not all HOAs are bad"....but that's just a risk I don't deem necessary, especially not one I want to pay for. The biggest neighborhood Karens and Kens usually get voted into running those things.

    Not to sound racist, so I won't name any one group, but you can assure there won't be an HOA if the majority of your neighbors are of a specific group :rofl:

    They come from lots of money, but hardly ever want to spend it on anything unless its a new model Lexus, white Mercedes or Bimmer, or a Tesla

    Well, you've seen some of my neighbors (maybe)

    They'll never allow for an HOA :rofl:

    I've had some talks with several of them and they're all very kind but love to talk about finances and shit

    That and I learned about their culture so definitely cool

    I've only noticed HOAs in the more developed suburban neighborhoods, like where we are in Monrovia I only know of HOAs in communal condo/townhome type ordeals. Most of the houses here were built pre-1950, some even late 1800s. The more cookie cutter neighborhoods where every 3rd or 4th house is the same are usually the HOA ones, just kind of depends on the city you're in.

    How far East are you considering? I know the more you get into San Bernardino county the more the houses get Cookie cutter and come with the HOAs but the square footage gets a lot bigger. Also you have the lower property tax that offsets the HOA cost.

    San Bernardino county is a bit too far of a drive for me work-wise. I think we are looking both directions down the 210 along the San Gabriel foothills....so from Sunland/Tujunga on out to maybe Rancho Cucamonga/Glendora/San Dimas? Much further than that and my commute will be killer every day

    Redlands in SB county is tempting though, right there at the base of Big Bear mountain and they have a lot of historic old craftsman houses like we have in Monrovia, except much cheaper. But...that's a 1 hour drive with little to no traffic. AM/PM rush hour probably at least 2 hours each way.

    Redlands has a lot to offer. Old craftsman, small town feel cheaper cost of living. Your right about the drive. Rush hour drive would be a nightmare. The biggest drawback would be how close it is to the city of San Bernardgeto.
    I am still a pretty big fan of Upland/Ranch and it's still on the list we are considering when we leave Tahoe. We are pretty much priced out of the Lake and I am not a fan of Reno.

    Yeah I would never in a million years want to live in San Bernardino (the city), much like I would never want to live in the city of LA. But SB county, like LA county is massive and there are some nice places within it. A lot of mountain communities in San Bernardino county that are really nice.

    Just wish traffic wasn't such a fuckin nightmare otherwise would definitely be looking out in that way

    Yeah all the way out to Salton Sea I believe, I think it's the largest county in the country at 20k sq miles
