    Cause you're comparing it to - buying now and renting now.

    That's not how I approached it at all.

    And that $200 (in your example, for others it's much more), still means property you own that increases in value.

    I mean, unless interest rates were where you could buy with a monthly payment less than what rent was going for, then it makes sense if you wanna deal the extra maintenance and what not

    The thought has crossed my mind several times of the harsh reality of it.
    I miss having a garage, but this is definitely the best setup for me. But this offers the flexibility I want too, been starting to get serious about putting work on hold for a year, shove everything into a storage unit and hit the road. Be a lot more complicated with a mortgage.

    Rates change, sometimes you just have to bite the bullet and say fuck it or ride it out.

    Save money while you rent.

    Let me add that there's absolutely nothing wrong with renting; there's a host of benefits that comes from it whether you're renting a house or apartment. This is just for the sake of home buying.

    But rates fluctuate a lot, and just like you're expecting to refinance, buying a house when rates drop would make sense for some people.

    I'll just agree that we disagree.

    $20-30k for a good roof and expect a good 20-30 years out of it.

    Yeah a new roof ain't cheap, I know of two people that just had to get a new one within the last year (one is a friend here, another is my MIL).

    Yeah the old rules don't really apply right now, or at least I don't see it as clear. I got in and out favorably to where I live debt free now renting. I've learned that I prefer to not have the burden of that debt, the worry about things needing costly repairs, what's the market doing, doing yard work each week, all that was more exhausting than I realized.

    Don't forget the life span of the AC/furnace is about the same so you're looking at another $12-20k at the same time. Oh and that fence is looking a bit rough. And the water heater is leaking. The fridge stopped working. The carpets worn through. Oh that siding? Yeah it needs replaced too. That's how my homeownership was lol couldn't afford the roof and siding before everything imploded lol

    Seriously though, you bring up a valid point about home ownership and its responsibilities. It's why I agree on the many benefits renting brings I mean I too have lived in apartments for years. But I also had my own house to live in as well.

    You've been on both sides of the coin too.

    Left handed is for anything really. But yeah you see it commonly on fuel and gas lines. They also do Left right couplings where one side is threaded differently then the other tot making final connections instead of a union

    For making the final connection. Because if you try with a normal fitting to join to pipes one side would losen while one side tightens. So left right are made to make it so both sides tighten. Common practice is you just use unions but sometimes thats not allowed

    Houses are 400k and up on north Idaho. You can always rent out rooms though to help cover the mortgage if you’re single.

    Certainly having been on both sides help with a lot of things in life. Owned a home, now renting. Been married, now divorced. Built a wheeler, now a street truck. The perspective you gain from different things is invaluable.
