    The creek that runs through my parents place got up a little when it rained when I was younger, now it gets huge when it rains. Dad says it's because of all the developments and all the added pavement and not as much ground to soak up the water and more run off. I think he may be on to something.

    Morning folks :hattip:

    Little bit of laundry done, got do a little straitening around here. Realtor coming by to go over what we could do around here to make it easier to sell. Worked on the yard a little bit yesterday. Couple spots in the yard are sinking due to old tree stumps rotting. Also soil around the septic access has been sinking so I had to fill that in. That instant grass seed is way too darn expensive, so I'm betting on the weeds taking over to make the spots green :laugh:

    There's lots of reasons, but location, amenities, and lack of public utilities are at the top of the list. There's also some upcoming expenses I'm not looking forward to. They'll pass now, but 5 years from now is questionable.

    Creeds daddy is spot on. My childhood home backed up to a creek and flooded with literally 7 feet of water in the basement after not ever having water in the house before. That was all after they built a monster church up on the hill and a gigantic parking lot for the church.
    We're just getting plenty of steady rain here and we needed it so come on with it. Pushing them swamp bucks up outta the lowest areas hopefully.

    Absolutely correct. We had to build a larger retainage pond to offset the buildings and parking lots we built on campus.

    I get that the gated community 2 miles up the road went in and now we get tons of water coming down the creek. After we built I had an elevation certificate done for flood insurance for our mortgage company. Because they said we were in a SFHA (special flood hazard area). But FEMA says now we are not.

    Years ago when I worked for the City of Cocoa Beach, they had a guy who used GIS software to plot all structures in the city limits and come up with a percentage of land that was covered with structures, asphalt etc as a way to gauge how well water drained, percolated, ran off etc...no idea what that number was...
