    Oh yeah I still keep flood insurance. The elevation certificate is what I truly trust because it was done by a surveyor accustomed to doing them.
    With the mortgage company saying anything they're just after money. They were just going off a map on their computer in a cubicle.
    They said if I can't find flood insurance they will provide it to me for $1500.00 a year, that was 20 years ago. I found it for $300.00 20 years ago. It's now $900.00 and never have used it.

    Fema also told us we weren't in a flood plane and we had 7 feet of water in our basement. If you are even the slightest concerned about flooding, pursue flood insurance.
    Fema didn't help us a dang bit but it wasn't like the whole town flooded. It was 3 houses. Red Cross on the other hand showed up with fans to start drying stuff out, clothes, gift cards to help with food...

    We had lived here 21 years without being coerced into having flood insurance, in 2013 our mortgage company sent us a letter saying we had to have it. o_O So I called my insurance guy and asked what my options were, he said we pretty much had to buy flood insurance as long as there was a loan on the house. So we paid it off. :)

    Side note:
    We only had like a year or two left on the loan so it wasnt like we had to take $47mil out of savings :rolleyes:

    Same thing happened to us, been paying for 19 years now. We were in our house for a year and the first mortgage company sold it and that's when things went bad.

    My insurance guy contacted me last week and said Flagstar contacted them and wanted to be put on our insurance to pay our homeowners. He said we have Zillow as the mortgage holder, I said that is who we got the mortgage loan through but they sold it to Flagstar shortly thereafter.

    I also said I would have thought Zillow would have let you know, not my fault.

    Just looked again to make sure they didn't reclassify the flood zone. Looks like I'm good!

    Same with us, we're 1/4 mile from the hard road and it's all up hill. We'll need a large boat if we get flooded.
