Second place @six5crèéd , congratulations!! :woot:

No doubt your trending upwards and next year will be the one

What’s your opinion of the first place winner? Well earned or nepotism?

In other news, had the inspections for the property. Something we don’t typically do but with the property having a septic system, we figured it would be in our best interest.

The house, too much to get into but some highlights include end of life cycle for the boiler (no biggy but it adds up), rotted windoe sills and really old windows, standing water in a crawl space. Grading in the back of the house needs work. New roofs needed but we knew that coming in. Theme for the house inpection = deferred maintenance for most every component.

    Two tanks for the septic:
One for the small apartment over the garage - Under sized tank. Leach field, what leach field? It drains to a seasonal wet land. Score = Fail. (The apartment hasn’t been used in years and wasn’t regularly occupied. Something that probably wouldn’t be permitted nowadays and something we think we’d want to keep for another income stream..)
Second tank for main house - under sized, has leach field but ground above is tremendously soggy. A ton of loam on top. Score = fair-poor.

Despite all this, we’re seriously considering about asking for about a 20% reduction in price. We’re walking/running if they’re firm on the price.

Good morning everyone, I hope you have a wonderful Wednesday :hattip:

Not sure what won 1st place, the results should be posted online next week of who won what. Last year when I won 3rd place I was the only entry in that division so I'm not really sure how that works. I did notice another entry in the youth division with Cole, same category and also a 1st place ribbon.

It was also horse night last night and every horse had a 1st place ribbon o_O
I made it to 1st loser this year instead of 2nd loser, I'll take it!!! :goingcrazy:

    Welcome to the shop :hattip:

Not sure what the 1st place was.

I agree with you and your thoughts, if they won't come down off the price quite a bit, run like the wind blows. Keep us posted!!!

Morning shop. One of the new neighbors boyfriends.. there appears to be at least 2.. has decided that parking infront of my house is what he likes. Can't ever seem to catch h him outside , so options are: leaving a note, knocking on the door, or.. as my wife suggests, just getting over it.

Maybe it's petty. But I don't like it. Park infront ofnthe house you are at. Not mine.:annoyed:

The only time I've cared if someone parks in front of my house is when we lived across the street from a school and some idiot decided that blocking my driveway was a good option. I'm sure because "I'll only be here for a minute."

Is just shoot my grass clippings in the general direction of that parked car.

At one of the in town properties the property across the street has a double lot, the house is directly in line with my driveway (they have a driveway also).

With 150 + feet of road frontage more often than not they park directly across from my driveway...

If he's still there after work I'll knock on the door and attempt a polite.. please park elsewhere. If that doesn't work. I may get inventive.

Told my wife if she'd just let me get more vehicles of my own to park there the problem would be solved :anonymous:
