Market is so weird. Bought my house for $203K January '22. It was a 3br 1ba and just a carport. I probably have $10K invested to make it a 3br 1.5ba and garage. Realtor said $275K is not unreasonable at all

I need to move, but certain people have an easier time than others moving around North America. I'd love to split my time between Florida and South Dakota or Montana.

Here's a place in a small town near us. It's on a busy street and will probably be bought and torn down or gutted added onto and rebuilt. A few blocks from there is a 5-6 year old subdivision where the houses are 8 feet apart and go for over a million. Things are crazy here.

 

Yea and those sub-divisions have a stupid HOA which gives certain people "power" and it gets to be a nightmare. Luckily I don't have to worry about that. If they build behind me luckily they can't force me into that nonsense.

 

Real estate is crazy here too. We have a bunch of investors that are buying up all the affordable houses and renting them. The average person can’t compete with them, because they are offering over list price, all cash no contingencies.
It took us over a year and half to find a house that didn’t have over list price offers on it that we could afford.

Let’s not forget all the out of staters that sold their place for a huge profit coming here.

 

You guys aren't kidding. A few years ago this place near us 900sq ft on an acre 2 bed 2 bath $400k.
Our county just did a property assessment my place went from 258k to 485k.
And this place across the road just went up for sale.

 

$125K for that small of a lot?

 

Yes and it has no running water or septic. Also has right of way locked in between 3 other properties. If not 4

How in the heck do you even do a septic on such a small lot? I have .46 and my drain field may or may not go onto the neighbors property....

 

Im guessing it uses city utilities?

 

Nope no city all rural.

 

Wow...theres a lot two spots over from me. That wont perc because of the size.

 

It has a branch of water running next to it and you need to be 100 ft. From running water and at least that far from your well.

 

Probably have to go with a spray type system, or Aerobic as they call it. 3 compartment system with lawn sprinklers. Massive $$$$
