    We made an offer on a place last year that in hindsight, was insane. It was dependent on financing and had the bona fide, super deluxe letter we submitted with our offer. We didn’t get it thankfully, gonna give myself an :amen:.

    My wife keeps track of these things, I don’t because, well, we didn’t get it and why bother. To her credit, there’s info to be had!

    She found out it sold just below our ridiculous offer and our working theory is that it was with cash and we probably contributed to it selling at a higher price and all that goes along with it :anonymous:

    Hopefully sanity will return or something catastrophic will happen like a zombie apocalypse where money doesn’t mean squat.

    We’re at a point in this country where cash is king in achieving the American dream. And there’s so many people with obscene amounts of it.

    I got pushed out on a $10K over listing cash offer on another house I wanted (public water/sewer, bigger house) and it took the wind right out of my sails. My realtor did do me a solid and got me this one before it went to market.

    If I sell like I want to next Spring I will refuse cash offers and they're all pretty much investors. I want someone to raise a family here, not line someones pockets.

    I'm assuming since it won't perc if they build a home there they will get an aerobic system. Those are around $40,000+ around here. I'm well versed with the cost as I'm going to have to replace my 60 year old system and have to go with a sand mound or aerobic due to the layout. Sand mound is $30,000 o_O

    My goal is also to sell my current home to someone that wants to live there. I care about my neighbors. Our neighborhood in the last few years has become a lot of rental properties. Some good, some iffy, and some that need to leave.

    The people who are moving here are overpaying for houses and it seems they don’t care. Houses on this one street used to sell for $60K-$90K, not anymore.

    I know, just busting on you, :fistbump: at the same time I admire you too :bowdown:.

    Mine is just a very old (and run down) country place, it was put together by people without a lot of money or resources and my version of "keeping the place up" pretty much is knocking down the grass occasionally. :rofl:

    I fix what breaks (mostly :anonymous: ). If I had just one property to keep up on it might be a bit different - "bored" is a word I haven't used since I was about 12.

    i got extremely lucky on my house. i got it in '17, before everything went to even further to crap. it was an older couple that never updated anything since it was built in '72, but maintained it impeccably. i've still got the stainless-edged melamine kitchen countertops with the 'startburst' pattern. i don't know if it was because of the cleanliness that they didn't get the typical investor offers--definitely because of the old-ness that they didn't get the standard offers, but it sat on the market for 2 full weeks before i made an offer $40k under their asking. even back then, 10-20 showings a day, and being under contract within the first 12-24 hours was the norm--it was at the point where my realtor was angry at me that i wouldn't take off work every other day to go look at houses within the first 12 hours on the market(lol, how do you expect me to pay for this?!?). so for me to low-ball their asking price, after it sat on the market for 2 weeks was the sales equivalent of a horrific sale... but it worked out well for me.

    but even back then, i had absolutely everyone including my realtor telling me that my expectation of finding a house that didn't need major work for under $200k was an impossibility. i had set my budget at wanting something in the $100-130k range. i ended up getting my house at $150k, which was a lot more than i wanted, but being well maintained trumped a lot of maintenance items that every other house i looked at had, not the last of which were a few with crumbling foundations or mold issues...

    now, my area is at $300k for the same thing. i joke with my parents that if anything happens, i'll need to move back in with them as even a 1br apartment is almost double my mortgage payment. if i had to deal with the current market conditions back then, i absolutely would still be living with my parents for better or worse. sure would have a lot more chores to take care of....
