    Friday night I grilled prime ribeyes and made crispy skin baked potatoes. With a wedge of lettuce and blue cheese dressing. As I was prepping the food the Admiral all of a sudden lit up and with a smile said there are no wifes or girlfriends here (I no longer have neither right now) so we can't do anything wrong. So let's start with dessert LOL.

    Good Sunday, all. I am looking forward to winter and the cold, since I love cold and snow. However.... our house is all electric, and it cost us a fortune last winter to heat the place, and as I still don't have a job, the prospect of high electric bills is very scary. And, the HVAC unit that services the living room / kitchen still hasn't been repaired, so my wife is likely to be rather unhappy about coming out of the bedroom if the other end of the house is too cold. Ugh....

    She has a few pair of croc knockoffs,. but none are fur lined :rofl:

    So, a few months ago, 2 of our 3 HVAC units went out within a day of each other. The upstairs unit still works, even though we never go up there. We had our usual company send a Tech out. The bedroom unit had a cracked pipe, and the refrigerant leaved out. He fixed the tubing issue, and re-charged the system. It has been working just fine. The living room / kitchen unit had a dead compressor. The Tech highly recommended replacing the entire unit, but we don't have X thou$and dollars... I explained out financial situation, he said he could replace just the compressor, but the downside is, the rest of the unit could go out at any time. All 3 units are from when the house was built, in 2006. I asked him to have the Office get us a quote for both whole unit, and just compressor. They never have called, and I haven't called them to ask about it just yet. We might be able to use small electric space heaters to get through the winter, but if I don't find a job by January, we will most likely have to dump the house and move in with my in-laws. And there is no way a house will sell with a non-functional HVAC unit, so we would have to borrow money from someone to get the compressor replaced if things get to that point.

    That’s a tough call, original equipment is 20 years old. We just replaced our entire HVAC unit two years ago, it hurts. Then the well a year later, This Old House :annoyed:

    My place back in CA, I was the original owner, it was built in 1994. It had a cheap HVAC system. I used some "about to expire" stock options that I had from my then employer to replace the whole system in 2007. Cost me $11,000. Granted that was California, and this is Kentucky.... but everything costs more now than it did in 2007, so I would expect a full unit replacement will be quite a few thou$and. Damn house needs a new roof, too. It has leaked once that we know of, but no money for that either. Since we just bought this place in November 2022, there is no equity yet, so the bank won't lend us the money to fix the roof, even when I was working.

    Nothing lasts any more. When I was a kid, composite shingle roofs were good for 30 years. I'm told today, they *might* last 15. :bananadead:

    Thanks Will, I'll look into that.

    Our Realtor told us about a KY State Program that was originally developed for Covid, something like "Save My KY Mortgage". It's for anyone that has a significant financial, or other issue, that puts their mortgage in jeopardy. I applied back in June, and we got accepted. They will pay your mortgage for 6 months, or up to a total of $60K, which ever comes first. So they have been paying our mortgage, until December. Then in January, it will be on us again.

    The VA has a program - "VASP", where your mortgage lender has to apply to the VA on your behalf, but if the VA accepts yo into that program, they will actually purchase your mortgage from your lender, and drop your rate to 2.5%. Naturally, we bought right at the height of the interest rates... we are at 7.5%. So, if I can find a job that pays somewhat close to what I had been making, before January 2025, we will try to see if we can qualify for that program with the VA, as that would save us a ton of money each month.
