    I use diatomaceous earth around the whole perimeter of the house and back yard. Around the house I dig a small trench a few inches deep around the entire perimeter, sprinkle the DE in and mix it with the dirt as you cover the trench. This kills any termites/ants/etc that dig through it and around the yard i just sprinkle it around the perimeter in the rocks. Anything that crawls through DE with an exoskeleton essentially gets a death of a thousand razor blades. Also, any big spray with permethrin is good for scorpions, black widows, ants, etc.... DE is cheap and natural and a once a year treatment usually sufficient. After several years of doing this, I can skip a year here and there and still have good results. I used to be able to find a dozen scorpions a night, now I see only a couple a year and they are usually already dying.

    Unfortunately, it was a very quick turnaround. I was in Tucson only to pick up some flooring and go back to Phx.

    FYI, looking at the possibility of Turkey Creek next month though.

    I make roughly double what I made when I bought my house back in 2018 and I still wouldn't be able to re-afford my place if I had to buy it today!
    Talk about golden handcuffs, ~190K financed with a 2.5% interest rate, people would straight up murder for that today.

    on LinkedIn. I get tons of emails for engineer positions from head hunters and recruiters. What kind of position are you looking for?

    House prices there are about the same as to where I live now. I just hate the east coast.

    On a completely unrelated topic, is it just me or are a lot of LED replacement interior lights way too fucking bright? Like jeez man I dropped a quarter or something, I don't need to flashbang myself to find it.

    Maybe I just have super sensitive dark adaptation as I'm getting older, but seems like the levels these things activate at is unreasonable and will totally fuck up your dark adaptation. I wanna be able to do something like read a map in the dark without then not being able to see anything else.

    I'm half on the fence about removing some of my Meso lights and putting them in classifieds for something that has a bit more diffuse light.

    I have some cheap red ones fot in the glove box and inside the console for gear selection. I've also liked putting a red light inside the map light on the drivers side and a regular bulb for the a passenger side

    Red up front
    White in the back seat

    just keep in mind if you are night wheeling and looking at a guidebook the hard trails disappear lol . I found that out the hard way haha

    I have the Meso customs ones that switch between the two.

    The white is WAY too bright, and the red is pretty aggressive but not too bad.

    Yeah that's the disadvantage of colored light, it acts like a filter.

    Home prices in PHX are insane. A couple of years ago people were selling less-than-ideal condition houses under freeway overpasses within 1 day. And even well-credited people spent months finding house they liked only to be out-bide by cash-buyers. That phase has passed but prices are still so bad that even those who could profit selling at 4x original purchase would still have to buy again at inflated prices. Many live with parents/siblings paying what seems to be fair-rent (for the situations) until the <fill in the blank> market is not insane. Payson and Prescott are not much better. Rent has skyrocketed with house prices so no one is safe. And Flagstaff (real winters there) is also nuts.

    Sedona rent is so crazy that they recently allowed some parks/campgrounds to be "live in your vehicle, we will provide showers" sites (yeah ... those have gone over with homeowners like a lead balloon!).

    Be prepared for high housing costs wherever in the state you choose to live.

    I have the meso dual color map lights. I keep the rear light and front drivers side on red and the front passengers side on white. Yes the white is too bright.
