    i was okay with it til you said snow.

    but there’s a lot less stupid people… but lot less prospects as a single guy, and a lot less job opportunity. Ughhhhh

    Yeah thanks for reminding me! Both of you!

    I got a case of oil filters for the runner plus the OEM bolts for the roof rack I had foolishly tossed not realizing they were $8 a pop!

    Total savings was like $99 :D

    I could always put that towards tacos and beer for the next mod day...:cool:

    What about Pine Az or Cottonwood AZ or Payson AZ.

    yeah 4 seasons but probably more affordable homes. I’ve been to these places but only lived in the valley. Heck I was looking at Lake Havasupai City.

    Tree cutting was a success. A little cold but kiddos had a blast.

    Bonus - I got to clown on my old man for taking his rav4 instead of TRD taco, and having to leave the rav4 on the side of the road and get ferried.

    I went up north trying to chop down my
    Own tree. After spending the entire day up there I dropped my girlfriend back off at home and ended up going to Lowe’s to get one

    Pine probably does not qualify under "job opportunity". Driving back south to Payson there was a moose at the side of the 2-lane-road and there is not much in the form of industrial headquarters I saw. Payson can be getting expensive and someone hinted that Black Canyon meth problems are moving there.

    MGMDesertTaco is considering Montana to relocate but even places like Helena are now $750K houses. No place is safe.

    If you have a work-from-home job (I have a computer programming work-from-home so not all work-from-home is telemarketing) you can move to the outskirts of Phoenix.

    Maricopa is a reasonably nice place, but odd that there are many many houses for rent so that is a bit odd. And Maricopa has one straight-shot road to Phoenix in Route 347 which even at 2 lanes each way can be stopped by accidents at rush hour.

    Maybe the Anthem resident can recommend that because it is close enough to drive into Phoenix but far enough out of city to access remoteness.

    East Valley like Chandler/Tempe has South Mountain Park (which have more prepared trails than you recall) which is 15 miles east-west and 6 miles north-south. "Within driving distance of" is not a bad option if you can find affordable housing.

    I’ll be retiring from the military so I’ll have my pension but I’m unsure it will be enough so I’d have to keep working.

    I have an IY background but it’s more IT Admin stuff. Maybe I could get a telework job but I can’t rationalize spending more than like 400k on a house. Really limits the options for a single guy.

    There are decent houses for $400K in PHX in nice neighborhoods. How fast you react to those can bite you ... cash-in-hand buyers can move in days instead of re-checking with their banks on the loan. Still almost-easier to find $600k+ though. Not much usable below $375K though. Interest rates suck right now so you will have to suffer a bit until you can refinance ... unless military-service-dedicated banks can help.

    Its a little charley brown but the kids always love the one they pick.

    Also its more about the location and day camp than finding the perfect tree

    Yeah man… I’m in a weird spot, guess I’m just still in the information gathering and planning phase. I might not be back in Arizona for another 2 years. Lot
    Can get more expensive between now and then.

    I can’t use a conventional or VA loan unless I plan to occupy within 90 days. Investment loans are more expensive and risky

    2 years is a long time, and there may be a re-emergence of financial confidence and stability in the country soon. I want gas prices in PHX to drop into the mid-$2s again. We can keep you aprised of the real story.

    Thanks man my optimism is diminished. Hopefully I’m not returning to Arizona in 2-3 years and moving into a 1 bedroom
    Condo because it’s all I’d be able to afford. Lol

    You can rent a house with 3 bedrooms and a 2-car garage if you can handle $400K purchase. Not a bad place to start if you are getting familiar with the area again.
