Stuff that costs more than my wife thinks.
You get what you pay for, for sure. We bought at 87/202 about 6 months after my SIL/BIL bought in Laveen. They paid about $50K less, got about 300-400 more square feet out of it, and their was a new build versus our house that was built in '69 (nice) and got a full gut and stud remodel in 2017.

I'll still take our house in "the hood." The Atlanta in me just finds this to be typical suburbia, and our property value has stayed stagnant while others have dropped. The money that went into DT Chandler is coming our way, so this is an investment above anything.

Most of all, it's just nice to be 15 minutes from just about anything that I want to do.

People’s notion of what makes somewhere a “hood” is incredible, isn’t it?

Yeah I grew up in the Philly metro and the “bad areas” in Arizona didn’t seem as bad to me in comparison.

lol YES! I mean I'm sure there's some parts of AJ that are a little run down and sketchy but it's like... people own horses and have driveways. It ain't the ghetto! :burp: Are the horses stolen?

Shit, I helped the x move to the broadway area just south of the airport a year+ ago. That's about the most "hood" I've seen here and even then I didn't really worry for her safety. Her neighbors were chill and there was still a kids playing outside level of neighborhood.

I didn't grow up there but I lived in Philly for a good number of years, close to university city. The demarcation between the gentrified area and the hood was distinct. Girls would unironically call this one empty grown over lot the "r*pe garden" and would absolutely not want to travel alone at night. Dudes would get jumped if they looked soft enough. Hell, even groups would get stuck up with baseball bats once in a blue moon. Never had any trouble myself but you learned to keep your head on a swivel and read a situation before it went down.

After the ghettos of East Cleveland and the Mexican trailer parks in the suburbs that made the favelas of Rio look like a nice vacation spot not much in AZ phases me.

Some of the rez land I've driven through comes close actually...

Rez land is depressing. At least in my
Experience but I never felt like they were out to make a point

    On more fun topics...

Any recommendations for awnings? Picked up my roof rack today, but haven't installed it yet. Probably only a 180, as I'm gonna set it up with quick detach mounts.

Kinda crazy when you look at a map of Phoenix with all the Res land highlighted, we’re basically landlocked at this point on the east valley, with the exception of queen creek and southeast from there

imagine the endless surburbia we could built otherwise

For inexpensive but good quality and functions well, you cant beat Overland Vehicle Systems. I have their extended length 270 and its fucking rad. I would definitely recommend a 270 over a 180. The extra coverage to be able to get in and out of the driver or passenger front door as well as the rear hatch is a game changer in shitty weather.

Does the 270 really work with the rear hatch on a 4runner? I only see them on Tacos and so I just assumed the hatch would restrict me to a 180...

We're already building more houses than water is available and for some reason making neighborhoods predicated around swampy ass stank lakes to pretend we're bougie or something.
