Can moderately relate. We live in a Big floodplain & overland flood insurance is practically non existent in certain areas.

it’s crazy like that here. My insurance carrier chose not to renew me a month before the policy and hurricane season started. I went with just fire/hazzard/non-named storms. 10k versus 1.5k and Flood is federal, so easy to continue. Although I’ve never flooded in all my years here. That goes back to childhood. My only “flood” was a failed water heater which ruined several books (photos, year, etc.).
Good friend just had a house fire and lost everything. No idea what started it, but no insurance and everything gone. He’s an idiot for the insurance thing, but losing everything is an awful price. We’ve all been donating to get him essentials. Thankfully he had a couple rental houses in transition, so roof over his head.

    True story.....
My buddy's wife bought a storage unit's contents for $900 (she knew the owner)...anywho...there was an 18' trailer in it that was completely full of new Dept 56 stuff still in boxes. She sold all of that on Ebay and made like $10k.
    Again...true story.
