    Was on the subject of insurance.

    Housing market should definitely collapse though for the sake of allowing people to buy at a reasonable price/rate although prices aren't bad in some areas of the country (from what I've seen).

    My mom's sent me listings in San Luis, Gilbert, and few other places in AZ for when she retires.

    Got a new seal driver from Cruiser Patch today. Fully set now to do rebuild the front end with OEM parts. New CV axles, LCA's and all new cam bolt hardware. Front end will be like new in no time...

    Gilbert’s really nice. No clue about San Luis.
    She would qualify for the boomer-buyers-assistance-program housing prices of the 55+ neighborhoods around the valley too.
    Just be old and you’ll get $100k off compared to every other neighborhood…
    They’re the only ones that show up in my price filters :frusty:

    Oh no shit.

    I'll let her know then if that's something for her to consider. Only reason why I'm getting the listings from time to time is because I'd be signing for the house and saying we're relocating when really it'd just be hers to live in.

    I did that for her when I was in the Marine Corps which made it way easier for me when I bought my own house.

    She just doesn't think she'll qualify on her retirement alone which she ain't wrong (from a lender's perspective).

    Even the apartment she's at now is under my name.

    You are 100% correct. But part of the problem is the big tight houses "MicMansions" are built on lots that had 1,500 square foot houses on them 30 years ago.
    La County charges property tax by the square foot so of course they are going to let people teardown old house and build new and bigger.

    Drop bracket lift and booger welds
    It's one of the least friendly OHV states in the NE. No dual sports, no 4x4 trails, nothing. Great for hiking but some of us like more than just that.

    I'd like to spend more time visiting AZ. I've enjoyed Flagstaff, spent some time in Sedona and around Phoenix. I like that you're a day or weekend trip away from a lot of interesting places too. At least it seems that way.

    Because the shop i get flavors from is kind out the way for me. So i get a bunch anytime im there. Then just stick to chills once im out of flavors till i ever swing by that shop.

    also a can last about 2 days for me
