Remember it's not just the time to complete the survey.
They need to find exisiting benchmarks, or look up record drawings. Find the original stakes in the land possibly.

Time to get to site, time to upload the points to a Civil program like Civil 3D and then complete and stamp the drawings.
For two drawings of two lots, Id say thats average. Possibly from a big office? Try to find a smaller firm.

 

I'm in Canada, so it may not help but, I traded work with a surveyor, I did some HVAC service work and he did some "surveying" . I had square 3/4 acre needed to be staked for fencing. He spent about 5 hours on site finding the corners, checking if they are correct, adding wooden stakes along the property lines, and he added a smaller steel stake where one corner stake was missing. There is a fibre optic main line that runs directly behind my property, he told me that it is actually about 3 feet behind my property. He also said the the main iron bars had "moved" or were incorrectly installed originally. Turned out in my favor. He gave me 6 copies of the survey, which is relatively easy to get, but I would have to go and spend the time to do it.
I spent a few hours more doing a pool heater replacement (labor only) and then servicing his furnace, A/C and HRV. I had a business at the time, with using my helper for the replacement, picking up the pool heater and disposing of the old one, I feel that we were even. Maybe $1500, 15 years ago.

 

I think the price sounds right. I did something similar, and it was not cheap

Can you try to get quotes from other surveyors? Some folks are just ripoff artists trying to rope new folks in town. I was out of town when my heat went out before a freeze and a local hvac company tried charging my girlfriend $600 for a basic thermostat replacement till I gave them a call. They tried telling me their labor rate was $300/hr for a basic service call initially. After talking to them and questioning their labor rate went down by $200/hr

 

I'm a Civil Engineer, and the price seemed reasonable to me. I'd still get a second price, if you can.

We stopped doing work for individuals years ago. There is no money in it, and the risks on not getting paid are significantly higher. We pretty much always ended up in the red on each job we did. We kind of saw it as a community service of sorts, and the only reason we were still doing it long after our competitors had stopped.

 

If you reached out to five and this is the only quote you have in hand, then that's what it costs to do your particular job.

I don't understand the question.

What somebody else says they paid for a different job, in a different location at a different time means nothing. Roughly the equivalent to asking what everyone else is paying for insurance.

 

If the original survey company or surveyor is still in business/alive they can do it sitting in their office.

I had two 7.4 acre surveyed lots made into one, the original surveyor had the new survey map ready for pick-up in a couple of days and no one ever came to the lots...

 

Maybe not quite this simple, but I was also going to suggest finding the original surveyor and contacting them. Lots of the 'field-type' work should be done - if it was a recent survey and the cost may be much lower.

I have seen property corners with 3 separate survey pins - each with the registered surveyors cap on it - and asked the property owner, which one was correct?? His response: MINE!!! He was a surveyor and all 3 pins were within a foot of each other.

Winter time is less expensive to do this in NE Ohio as typical surveying workload slows down due to weather.

 

I can understand that, I have cash to pay upfront.
Getting paid won't be an issue.
But again, I can understand not wanting to take on small job / general public.

He is not interested. For reason I don't care to discuss.
I don't talk about people. I forget about them.
The past is the past. I'll move on and try to find someone else.

 

My buddy had a 1/4 acre surveyed last year (Missouri) cost $1200.

 

Reading this thread, wow prices obviously really inflated for surveys. Bought my house in 2019 and had to pay to survey and split the property into 2 plots, 15 acres stayed with the seller and 2 acres for me, $600 was the total for the survey.

 

My property's survey was done in the late 1970's. I bought in 1983, so it was still "valid". I'd hate to think about the cost now. Not my problem...one child, it's all hers. We're just using it until we're dead. Our usual response to "but what will happen when..."

 

Follow up for everyone.

I did get the land surveyed.
It cost me $800. I worked a deal with the surveyor where I helped him with the survey.
Basically, I held a pole with a prism on top and did a lot of walking.
But I got to learn a few things too. I actually enjoyed.

For those wondering how I worked out a deal?
It wasn't me. It was him.
When I called to inquire about having one done, he stated he was 87 years old and was only doing small jobs.
But he didn't currently have any help. I offered to help, as I needed this done. And we worked it out.
I already knew where the stakes were, and had the prior surveys in hand. Who better than me to help?

Anyways....It's done.
And I got to learn a few things in the process.
