    My wife and I bought our current home in November 2022. It was built in 2006. We did a home inspection before we purchased, found out the roof is recommended for replacement (I remember when roofs lasted 30+ years), the refrigerator was shot, dishwasher leaked everywhere, and the stove was inoperable. Ok, since it was before Thanksgiving, we took advantage of Black Friday, and bought a set of fridge, stove, and dish washer. At least we know those are gonna last, right???....

    * When we got the new stove, we quickly found out why the existing stove was inoperable. It's an all electric house. The electrical outlet in the kitchen was only a 30A outlet..... and the existing stove needs a 50A hookup. How in the fuck the previous owners were ever able to cook anything, I cannot imagine. So we had a local electrician come over and first validate the circuit, and then replace the outlet.

    * Less than a year after we got the new fridge, its ice maker crapped out. We placed a warranty call. The repair man that came out said "this is common on new fridges, they just don't last anymore, no brand is worth a shit". So he replaced it free, under warranty. Less than 3 months later, the new ice maker crapped out. So, we just bought a counter top portable ice maker, rather than keep fucking with this POS.

    * We have gotten 4 bids on replacing the roof, they ranged anywhere from $18K - $26K. Tried to get a loan to get the new roof, banks tell us "You have no equity in the home, sorry, no loan for you". So, every time it rains, I panic, praying the roof will hold up. So far.....we're good.

    * Last summer, around June or July 2024, two of our three HVAC units crapped out. Called the local company to send someone out. The unit that serves the bedroom / bathrooms end of the house just had a leak, he soldered it up and recharged the coolant. The unit that services the living room / kitchen has a totally dead compressor. Need the entire unit replaced. Again, damn units are less than 20 years old. Since I have been (and still am) out of work since October 2023, repairing or replacing the kitchen unit is simply not an option. I asked the repairman to have his office get us an estimate on the replacement, but they never have. I know it may not be the same, but in 2007, I had the HVAC unit on my house in California replaced, cost me $11,000. I had some about-to-expire stock options from my then employer, so I was able to exercise them to pay for the new HVAC. No such option this time.

    So yes, I'll take a new house, where I know I won't have to worry about shit for a good long time, rather than another fixer upper.
