    Late reply here but fuggit, Flag is not grossly overpriced. It is one of the best towns in the country to live. Im surprised it isnt twice as expensive as it currently is and twice as overrun by tourism and people from the valley.

    Egh, I think the distinction lies in that word 'desirable'.

    Flagstaff is missing a couple of things that really make a mountain town a mountain town. It has just one significant peak, which is difficult or impossible to see from many places in town. It doesn't have a mountain range, or even singular mountains around it in a variety of directions. There are other summits, I know, but as far as feeling 'close' or seeing them from town itself, where people live on the day to day, is the basis of my statement.

    The Wasatch Front, especially in the winter, is far more attractive to the eye from almost any driveway or road in Salt Lake City, and SLC certainly isn't a mountain town. They are prominent and the range is very long.

    Second is that it has basically no water (Lake Mary is a so-so body of water to me) and it has no year round flowing water. The lack of a river, or even a perennial stream really drags it down in my book.

    Don't get me wrong, Flagstaff beats the trousers off of Phoenix seven days of every week, but I have done extensive travel along a significant portion of the Rockies, and Flag doesn't hold a bright candle to plenty of smaller mountain towns. This is subjective, much like the statement about it being one of the best towns to live in in the country, but it has been my experience, that while a lovely place, it is certainly on the lower end of the desirable mountain town scale. The price of its real estate certainly reinforces that analysis as well.

    But what do I know? Probably nothing, though I did live there for 10+ years.

    I only made it 6 until the cost of living chased us out

    we’ll be back to visit but it’s a horrible place for a family to try to survive

    In some ways yes, it is a less desirable mountain town. I agree especially about the water. But it has things other mountain towns dont that add to its desirability. Proximity being the biggest one for me. Proximity to year round warm weather(the valley) proximity to Mexico and Socal for warm ocean water, proximity to high end resorts(Sedona and the valley) and legitimately good food(Sedona, the valley and Flagstaff in its own right these days) proximity to year round outdoor activities that arent skiing/snowboarding. Relative proximity to water if you are cool with a short drive to Oak Creek or any of the smaller waterways that shall remain unnamed...The only other mountain town that comes close is Big Bear CA which has a lower median home price but the cost of living in California is so much higher it more than makes up. But I digress. As sad as it is to say, people in Flagstaff had it too good for too long and the ones that knew about it but didnt take advantage of buying early are the ones that are upset about its explosive growth. Im fresh off a trip to all 48 states trying to find a better place to live than Flagstaff and it doesnt exist. You'll never convince me that its over priced because it has so much to offer and the trails somehow remain empty.

    YEARS ago I got a job offer from the city of Flagstaff. Now it was doing the same job I was doing here in the valley!
    I would gone from over $21 (Starting wage, just started w/ a new city) to just under $16 (3rd step up because over 11 years of experience) It was just about a month, 5 weeks if I remember correctly before NAU was to start so rentals were VERY few and almost double what I was renting an apartment for in the valley. I did find a one bedroom apartment next to the hospital. I’m dead serious it was just about $21 per month shy of being double the rent I was paying in the valley. Yes the Flag apt. was a bit nicer but no where worth the money!
    Trust me I thought very hard about it but decided to stay in the valley. The valley is a God Damn rat race and the summers are getting longer and hotter. But Flag. not perfect. For example, government subsidizing students that can’t hold their fire water and are on the 10 year plan to get a 2 year degree. Housing is close to double what it is in the valley. My wife and I only have a few months before she is to retire and we would ABSOLUTELY love to retire in the Prescott area and even that’s over our budget. My wife is from Alamogordo so we are looking at Las Cruces at least it’s at 4100 plus in elevation but Mountain Biking sucks. So I really like to move to Tornado alley, Bentonville AR. Walmart headquarters and some of the best mountain biking in the states.
    Flag. mountain biking is the best in the state.

    What further north in NM? Riding in Tijeras was pretty dope, and if chair lifts are your thing, you have Angel Fire a few hours away.

    I will say, a good purifying climb up Elden Rd was a fantastic start to a great day. Then Hartman Rocks near Gunnison put a split in my meniscus - or maybe it was the equivalent of an LS swap due to training without the accompanying transmission upgrade.
