    We got lucky with timing on everything. We were house poor for 2018, and most of 2019. I think until after the chaos we weren't really convinced it was the best idea.

    I have a free place to live with my parents (I just finished college so still at the age a lot of people live at home) in Plano near legacy and Custer. And I still won’t move there. Grew up in Flower Mound. I won’t go back there unless someone pays me 200k+

    I've had, over the years, numerous companies reach out to me for jobs in CA asking if I'm willing to relocate. I certainly am, but they don't really respond when I tell them my minimum is $400k a year + what I normally achieve via commission or bonus. I'm willing to move to CA for about $600k OTE. I'm not a tech bro salesman selling engineered software solutions, I just sling forklifts and pallet rack. No material handling recruiters want to pay the premium for me to move TO Cali

    I bought my first home in November of 2007 with a 6% “big big bank” note that was adjustable for free if rates ever went down….enter 2008 well those assholes wouldn’t let me refinance until I complained to the bbb. Then made me agree to end that part of our contract @ 4.75% then the government bailed their asses out. I decided that there were other ways to avoid those jerks. I got to within 1/4 of that house paid off. Then paid cash for my second home in 2015 we had the liberty to move in ‘22 and made $$$ doing it. monthly housing is 0.0022 of income. Our esoteric friend will remind you that I didn’t earn 25% on that money tied up in my house last year…which is correct. My ROI is only about 14% I figure.

    Yeah.
    I grew up all over, but I did Jr. High and High School in Richardson, lived right off of Custer near Campbell. I headed south to the Austin area shortly after high school and probably would never go back. I still have family there and in parts south of there and dread even driving though Dallas -- I find a way around.

    I have had offers that were significantly higher than current pay but still way too low. They seem baffled when you won't drop your standard of living just to be on the West Coast. The trade-offs just don't work for me.

    On the Hubbard thing (thanks for the poem, btw), our last 2 moves involved buying a house and moving out of the old one before selling it, so we didn't have to make contingent offers. We had to deal with them on the selling side, but already having a place to live helped. Sucks having 2 mortgages for a period of time, but makes sure you don't overextend and get into something way more expensive than you actually need. And can divert more funds to paying your future self.

    How do you like Bentonville?

    We looked at moving out to San Diego, and we're still kind of on the fence - getting some estimates on the work we want to do on the house, so it's a matter of pay X or pay less than X and move, or pay a bit more than X, move anyway, but not live in a construction site type of shenanigans to figure out.

    When we looked, we wanted to be WATER water, so we were looking and knowing we were dropping our standard of living a LOT, but the tradeoff was the sunshine tax, and being where we were looking, we would be able to go outside and do things easily, not tied up in a car-centric area, for example.

    Once we get real estimates instead of just winging it, we'll be able to actually decide on things.

    That's one issue we're facing - we like our house, our lot, our area, so if we DO move, we would want to keep this and rent it out, in case we want to move back. But being a landlord would suck, even with a PM company.





    It looks like we're roller-coastering today. Up down up down up down.
    It's like the Ross Perot campaign on the markets today.

    Lol. Dad grew up in neighborhood at Preston and Arapaho in Richardson. He & 2 uncles went to Richardson high over span of 15 years from late 80's to early 90's. Grandparents sitting in that house they bought from a failed builder that went bankrupt and couldn't finish it lol. They paid less than 75k for a house on 1/3rd acre in that area...

    Mom and Grandma get upset that I wont move back since I'm done with college. Everyone else in the family sees a picture I send in the groupchat of snowboarding in lake tahoe waist deep in powder mid march and they're like "oh that makes sense". DFW isnt even that cheap for rent. Told my parents if they have their retirement crisis they keep talking about, and go travel for 3 years ill pay the taxes for the house If they pay it off and cover insurance and Ill watch the pets. Thats the only way I'm going back

    Yeah.
    It's not for everyone, but I like it here. Reasonable cost of living, ~2 mile commute to work, everything you need within 10-20 minutes. Four seasons with a mild winter. Ozarks close by with miles and miles of dirt roads and trails to explore. Oh, and the mountain bike trails. I haven't ridden in a while, but there's no shortage of great trails here. I can hit a great trail system just going across the street. NW Arkansas includes Fayetteville (U of Arkansas), Springdale (Tyson Foods), Lowell (JB Hunt trucking), Rogers (Daisy BB Guns), and Bentonville (Walmartville) all together, so it's really like living in a mid-sized city. It's got a vibe similar to what Austin used to have before the west coast immigrants found it.

    Geez, I'm a little older than your dad then, I was early 80's. I went to JJ Pearce, wife went to Plano HS when there was still only 1 high school there. Real estate taxes in TX are no joke, but probably cheaper than rent. There's just really nothing that interests me in DFW or anywhere near there. I split for Austin in '89 and was there through '09. Austin was still pretty cool then.

    Lots of (former) locals in here! I grew up in Forney though to 2001. Live in and around the North Dallas area till 2012. Then finally got a job in Denver. There till 2024, back to Plano for a year. Moving back to Denver next month, and I can't wait!

    Lived in D, Carrolton, Garland (walking distance to N.Garland High), and then Longview before moving back to Garland near but not in Firewheel. After that on to Huntsville (Huntsvegas for the initiated) and then Greenspoint Houston for some fun and exciting years playing "who is trying to come into my apartment now?" And that's how I ended up in Arizona.

    My family all farmed the north Colin County Area - Gallops and Junkers. After the farm sold they moved out to Granbury, Glen Rose, Cleburn.

    I’m currently in the Santiago canyon area when I get to ride my bike and it’s all been closed for fire damage or due to housing construction blocking entrances.
    So I can’t compare east to west well yet
