    I'd prefer a larger shower with a full bench seat like I have in my master bath. If space is an issue the lower niche actually works pretty well from the homeowners I've talked too.

    Nice! I did my basement bathroom with the kerdi boards also. I did read on-line that there were some failures with it, but it could have been due to several different things like installation. I ended up doing the kerdi process and then coating it with (laticrete hydroban) a paint like material that creates a waterproof membrane. Fingers crossed it stands up to my amateur (first time shower and tile).

    I know you need to follow the Schluter instructions for trowels and depth of grooves they suggest when installing

    Had the afternoon off, so I redid the areas where my gutter downspout extensions meet the ground/drain. Removed the smaller stone and replaced with a little bit bigger river rock. One runs along the edge of my front porch and dumps into a small garden bed/annual area. That flat rock is for downpours and a bonus feature in that area where some annuals are planted. Made the area larger as well. Used the bottom of a 5 gallon bucket as a temple to remove the sod. Rock is about 3-4" deep.

    I'd go a dam site further with the downspout dumps onto the lawn. Like 10 feet if you've got it. Any moisture or movement seen in the foundation?

    My lawn slopes away from the house, so it all flows away nicely. Dry basement. They've been this length for many years.

    Honestly, if this is a rental....maybe nothing since it looks like the whole place needs remodeling.

    If it were my home, I would 100% replace the cabinets, countertop and appliances with something from at least the last 2 decades. The flooring s/b tiled or hardwood. It's a little hard to provide detailed opinions with just one angle of the kitchen. But having better fitted cabinets is a good start as well as new appliances. Fill the gap in around the fridge with trim and consider not even replacing the cabinet above the fridge. I'm guessing there is no ability to put an exhaust fan to the outside? If you can, that would be good. As far as layout....need a fuller picture.
    And, that living room....ughhh, the popcorn ceiling and walls or just heavy texture? if that's what it is....get rid of it (this place is from the early 90's I bet).

    just curious, why didnt you extend the vertical spout lower so you dont have that long angle? seems like it'd be a pain to mow around that.

    If they're too low, I can't get the distance I need. I'd rather not use those flexible extensions. Fixed elbow & geometry.

    I quickly remove the extensions prior to mowing. And my mower fits under the elbow, so nothing to navigate around.

    well yea, but im the lazy guy that doesnt like to weed eat if i dont have to. that creates scenario where i have to spend more time weed eating. and looks a little odd, but im sure its for a functional purpose that we dont have in louisiana.

    Appreciate the follow up yeah we’re planning on opening up the kitchen window for a walk-through and remove popcorn. Do some floors and some kitchen work absolutely I’ll know in a couple weeks What’s going on and I’ll keep you guys updated for summer project going on :drunk:

    Cool! I know what you're dealing with. Your idea of taking out the pass through window is a great idea. There might be a load bearing post there, but you can box it in after. I would suggest IMHO that you consider extending the kitchen out a few feet also by replacing the wall with an island counter. The load bearing post would have something physical it can book end and you will have an open room feel into the living room. And, most people live in the kitchen anyway (or at least people gravitate to the kitchen). Upgrade your fridge with a french door style so opening is easy from the other side and maybe even consider putting a range top in the island. Just a thought sir!
    ps. wood floor looks good still!
