SoI need a new chimney. Not doing any of it myself but thought I'd throw some info out as an example of costs in my part of the country. I'm in Eastern Connecticut.
Two story house, single flue for our oil fired boiler. First quote for demo, brick rebuild with stainless steel liner was....$19,850.
Second quote yesterday was $10,500 by small four person local family business.
@Sig45 I wish you slung brick...some nice fishing near here

I'm surprised chimney replacements cost as much as roof replacements. o_O

Well, multiple day job...need scaffolding, and harder to find a mason than somebody with a nail gun.

One of my customers is having 3 100+ yr old massive, function/decorative chimneys replaced (from roof line up) for a meager $600K. One massive one in the center and one on each end of the house. The main center one has many clay decorative pieces embedded within the brick. Those are being carefully removed are being scanned by a laser to create a 3D CAD file, and will be replicated at some place in Ohio and then trucked to Maine.

Took a week just to set up the staging for the center chimney. They're doing that first as it's near the entry door.

I don't think my quote was too bad for a from the ground vs. above roofline (the 2nd quote)

Seems reasonable. Lots of labor and it's tough work.

House is right on the ocean.

Chimneys towards each end of the house are identical.

Center being worked on. Mostly removed.

Just a modest summer cottage near the water

I can't imagine the cost of any roof work...looks like it's slate

They spend less than a month there each summer.

That's still the original slate roof. The property manager is in the process of getting quotes for replacement. All have been 7 digit so far.

I'd replace the slate roof tiles with another type and save a few coins. :notsure:

I'd guess the value loss by lack of architectural accuracy would be at least equal to slate replacement

That would really be an injustice to this property.

Why would they want or need a replacement? Usually with slate you replace any cracked, broken or missing tiles. Usually never a need for a full replacement

I'd guess from what I can see that over 60% are damaged. The quotes may not be for a full replacement of every piece of slate, but it's going to be all removed and redone. Probably reusing what they can.

I wonder how that house would look with a standing seam copper roof.

Any peeps out of OZ-T ? I always enjoy looking at his craftsmanship and try to learn.

Looks like it already has copper downspouts. Still think I'd stick with the slate.
