    reputable agents hire reputable contractors/inspectors …persons accountable for missing shit. There’s more to due diligence than just going through the motions.

    All inspectors have waivers and clauses in their contracts that say can't sue us for blah, not responsible for blah, ect. Home warranties are another fun one with big deductibles, questionable repair companies hired at the cheapest rate and the warranty company looking for any excuse to weasel out of paying.

    Seems like that would be obvious unless you know absolutely nothing about homes. Why not add a mini split system or few?

    The first house I ever purchased had the wrong address on every single page of every document. And I signed them all. Wasn't even a real address. Embarrassing for everyone involved. Took two solid days to get it fixed. Two sleepless, agony-filled days for a kid who was in over his head. Managed to just barely stay ahead on that shitty ARM for many years.
    Lesson learned.

    To be sure there are limitations on any inspection, for example inspectors can’t see through walls or the thirty years of clutter often found in occupied homes. But for the shit just shit assed missed a reputable inspector will have errors and omission ins or will just cut a check to make it right. But more importantly the inspection gives the customer a better leg to stand on in court if the shit really hits the fan.

    can’t and won’t speak to home warranties. :)

    Off road models have turn signals on the side mirrors. SR5 models do not have them. So the truck in OP's pictures is a modded SR5.

    If factory locker came with the truck from the dealer, then it is a SR5 trailhunter. Regular SR5 do not have locker, period. Unless locker can be added by the shop or you add it yourself.
