No - I just had them manually pull my credit using one of our credit vendors (gets you a full tri-merge, What-If Analyzer, etc.). No actual application was taken. I could have done it myself but since I'm the systems admin for our mortgage company, it would look a little strange if I pulled my credit and charged it back to our corporate office. :p

We are an FDIC-regulated bank with a mortgage subsidiary, so they require us (the credit vendors on our behalf) to send disclosures to the borrower any time their credit is pulled - whether it's a single-repository (prequal usually) or a full tri-merge report. They have the scores on them, and detailed items that were used to make their decision, but that's about it.

I definitely don't need another mortgage, I'm having a hard enough time finding a good tenant for my house in Arkansas. :(

I would also recommend checking with ChexSystems - essentially the same thing as a credit bureau but they only keep records of deposit account history.

Not necessarily used for mortgages, but it's something else to keep tabs on.

it was a little over 2 months the late fees didnt add up right to the amount they wanted. rent was 425/mt i got a letter from a lawyer about it, it was a while ago and i havent heard anything else about it, but if i was let out of the lease i dont think i should have to pay for that, isnt that what letting me out of it is?

I would contact the law firm that sent you the letter just to be safe.

Worst-case is it will go to collections, and then they could potentially file a judgement and garnish your wages to pay for the debt - depending on the circumstances of course.

i will have to go home and find the letter, also im not sure if i got a copy of the paper letting me out of the lease, it was all done in kind of a hurry, and it was a shitty time in my life so i didnt think to make sure i had copies of everything. its been atleast 7-8 months since i got the letter though.

If you can find the letter, I would definitely contact them.

As far as the lease issue...that one will be a little bit tougher. I guess you could always contact the leasing company and ask for a copy of your records. I had to do this a long time ago, but it was a pain.

i dunno if they did all that, i just went to the apartment signed a paper that said i would pay rent, not damage it and pay for damages i did do if i did, and that was pretty much it, handed her my money and she handed me a key.

Keep in mind that it also could be one month plus fees, figuring in if you paid first/last months plus deposit. They could have kept your last month, your deposit and you would still owe for one month plus whatever late fees.

In regards to letting you out, sometimes they write that letter to "let you out" rather than have you skip out on them with no contact infor or anything after the fact. It's a strategy that can be used if the wording is right on your release letter. Read the small print. It might say on there that although you are leaving, you still are liable for the lease payment per term agreement, and that because you are leaving, they still have the right to rent it out because you physically aren't in the dwelling. The letter, if this is the case, is more to protect THEM.

gah its ben so long ago, i think i only paid first month plus deposit. and when i left i gave them half for my last month being there and they kept the deposit for the other half of it, she told me i could do that. i dont remember what that paper said though, like i said it was a bad time and i wanted to get the hell outta there.

    ^ ^ Good points.

    I wouldn't stress about it - be thankful it's only $800.

This is definitely the first step in my opinion. Know what you are working with so you can more intelligently work with whoever you choose.

You can either go in somewhere and have them do it, or do it yourself using the link that babytruck sent you, or by contacting each bureau directly.
